This City of Evanston Tommy Pollina Landscape Co. Inc project started as an empty, unusable yard with major water flow issues and no real functionality.

Before we touched the patio, turf, fence, or lighting, the first thing we solved was the drainage plan.

That is where projects like this are either set up correctly… or fail later.

We engineered the entire property around water movement first, designing a full integrated NDS drainage system tied directly into underground 4-inch PVC lines to control runoff and move water away from the home properly. Multiple downspouts were connected into the system, elevations were planned out in advance, and every surface on the property was designed with intentional pitch and flow before construction even began.

The Unilock Beacon Hill XL patio was not installed first and “drainage added later.”

The drainage system and water flow strategy dictated the patio layout, grading, turf elevations, and how every section of the yard connected together.

That is the difference.

The 232 square foot Unilock patio, over 800 square feet of turf, drainage system, lighting, and fencing were all designed to function as one complete outdoor system instead of separate pieces competing against each other.

Once the water management was engineered correctly, we built the rest of the space around it.

Last year, we handled the civil engineered grading for this Village of Northfield property so the project could pass Village requirements.

Now we’re back for Phase 2 — and this is where it gets serious.

We’re installing a massive drainage system with nearly 200 feet of 6” PVC designed to move water completely away from the house.

This isn’t standard.

• MASSIVE- Nearly 200 ft of oversized 6” solid PVC system (not the typical 4”)
• NDS catch basins capturing surface water at key points
• Downspouts tied directly into the system
• Perforated pipe with gravel for controlled dispersion
• Full system engineered to carry water away from the entire property

But this is the part most people miss —

We’re not just installing drainage.
We’re building a system.

Everything underneath is engineered so what goes on top actually works.

Because next comes:
Plantings with hydrangeas, boxwoods, forsythia, catmint, pachysandra, and serviceberry trees.

Unilock Bluestone walkways, front walk repairs, and a back stoop tying everything together.

That all sits on top of this.

If the drainage, grading, and subsurface work aren’t done right, the plantings struggle and the hardscape fails.

We don’t treat these as separate pieces.

It’s one integrated system — built to perform, not just look good.

If you think this dog looks happy - wait until you see the owner : no more muddy paws

Flooded yard. Mud everywhere. Dog tracking it straight into the house. 🐾💧

That was the reality here in Village of Northbrook .

Now… you’ll see it in the photos—the dog’s smile says it all 😄

We rebuilt what’s underneath the yard so this problem doesn’t come back:

• 100+ ft French drain installed under the dog run with NDS components

• CA7 stone base under pet-friendly turf creating a massive water collection system

• Separate downspout extensions with solid PVC to prevent flooding around the home, also with NDS components

• Hardware cloth installed under the deck to keep animals out

No more standing water
No more mud getting tracked inside
No more avoiding the backyard
