Here's a simple trick to save big. When renovating, it's all about smart choices. One way to cut cost without sacrificing style? Make only one of the windows in your kitchen operable.
Here's why:
1. Fix windows are cheaper than operable ones.
2. Fix windows reduce air leaks, helping you keep heating and cooling cost low.
3. Save on hardware: by keeping window hardware the same color as your window the hardware will disappear and you will not need to include it on the non-operable windows, thus saving you money.
In this beautiful kitchen renovation we completed, only the center window is operable but the pane configuration we selected blends perfectly so all three look the same. These are the important details that can save you money in places where it counts so you can spend a bit more in areas with more impact!

Small Space, Big Impact - while designing small spaces can be a challenge, it's also an opportunity to get creative! Here are a few of my tips when he creating a small space:
1. Go vertical.
2. Light neutral colors make rooms feel bigger.
3. Focus on a specific purpose for the space and max out the usability of that space.
4. Go with the largest rug possible to visually grow the space.
5. Details matter i.e., cabinetry, hardware and overall architectural details.
We employed all these tricks in this Butler's pantry we carved out of a very small space.

I love a good powder room refresh - With the holiday season around the corner (92 days til Christmas 😳) now is the perfect time to find a special wallpaper; change out that dated lighting; and hang a new mirror giving yourself and your holiday guests the gift of a fresh space. As I always say, the powder room is a little jewel box and should WOW you when you open the door. Talk about some major bang for your buck!

Here are the before and afters of the other guest bathroom we renovated last Fall. It made sense to go ahead and do both of them at the same time. A couple of game changers in this bathroom to note.
1. We flipped the swing of the door to open out for additional space inside the bathroom.
2. I went back with a left-hand sink vanity for additional countertop space next to the wall, rather than a centered sink.
3. We were able to move the tub shower area off of the exterior wall for durability near the window.
4. We went back with two opening glass shower doors (to bath future grandchildren or the dog easily).
5. We reconfigured the closet doors outside the bathroom to eliminate the "room of doors"situation going on there.

Happy Sunday! Here is a fun before and after "freshen up" of a client's den. I love using what a client has, and simply making some small tweaks (ie painted accent wall, new rug and pillows) to completely transform this space. Remember you don't have to start over with furnishings to create a fresh vibe in your home! Stay tune for some fabulous artwork over the fireplace on our freshly painted brick wall.

Finally. Here are the before and after photos of one of my guest bathrooms we renovated last Fall. This renovation was well overdue as you can see in the before images. One thing to notice that's hard to see in the images - I installed double glass doors to allow full access to the tub to bath dogs or at some point in the future grandchildren!🤞🏻❤️
