Over the years I wonder how many $100,000's of dollars I have saved doing my own work?
This time it is running a new loop off the boiler under the front house. With two Modines it keeps the basement at 70*. The heat rises to help heat the shop on the first floor and the offices on the second floor. Had to re-pipe the entire building, working on remodeling the second floor to have five offices available to lease.

Well even if my helper was a no show, hell of a productive day!
Inspected our boiler and found that the bypass has been being operated half open!!! Why is this exciting for me, you ask? It means that it puts out more than what it needs to heat the front house!
I decided to add a loop to the boiler to heat the basement in our commercial side. The building is pretty well insulated and we found last year that heating the first floor kept the second floor heated without the need of heaters most of the time.
My plan is to heat the basement with Modines, have vents in the floor on the first floor for the heat to rise. Have the pipes run through the crawl space between the builds, just need to hang the Modines, run power for the fans and pump, and hook up to the boiler.
I also plan on have other backups as well, electric, gas and wood.

It's official!!!! My house is on the market!!
Smokin' deal, I am hoping it sells fast!! Large house with access on two streets! Zoned Res/comm on almost two acres! Three story barn and out building that was a machine shop.

This is the first live video for Lotus Foot Spa and Wellness! There's still a little more construction to do but we're up and running our couples room is open and we have five other treatment rooms also available. Lots of crystals lots of foot massage going on lots of wonderful things!
