Knowing when to replace your roof can save you money, prevent leaks, and protect the rest of your home from water damage. Here are the key signs and factors to watch for:
1. Age of Your Roof
Most asphalt-shingle roofs last 20–25 years. If yours is approaching that age—or you’re unsure when it was installed—it’s wise to schedule an inspection. Even if it looks fine, age alone can mean the protective granules are wearing thin and the underlying materials are weakening.
2. Missing, Curled, or Cracked Shingles
Visually inspect your roof (or hire a pro) for shingles that are:
Missing: Gaps leave your decking exposed to rain.
Curled or cupped: Edges lifting inward or outward no longer shed water properly.
Cracked or broken: Compromised shingles let moisture seep underneath.
If you see more than a handful of damaged shingles scattered across your roof, replacement is likely more cost-effective than repeated spot repairs.
3. Granule Loss and Dark Streaks
When shingle granules wash into your gutters or you notice bald spots, the weatherproof layer is gone. Dark streaks or stains can mean algae growth, but often indicate granule depletion, too. Once granules are gone, shingles deteriorate rapidly.
4. Interior Signs of Trouble
Water stains on ceilings or attic walls, peeling paint, or damp insulation are red flags that moisture is penetrating your roof. Prompt replacement stops small leaks from turning into mold, wood rot, or structural damage.
5. Sagging or Structural Issues
A sagging roof deck usually means widespread water damage or aged decking boards. This is a serious safety issue that calls for immediate replacement to restore structural integrity.
6. Energy-Efficiency Concerns
If your energy bills have crept up, heat may be escaping through your attic via an aging roof. Modern roofing materials offer better insulation and reflectivity—upgrading can pay for itself over time.
7. After Severe Weather
Major hailstorms, high winds, or fallen branches can wreak havoc on roofing. Even if damage seems minor, hidden cracks or punctures in underlayment can lead to leaks. Have a qualified roofer assess and replace your roof if damage is widespread.
