​Recently, we were called to a home on Marco Island to look at a rotting soffit. During the exterior inspection, I noticed a spot where the roof tiles were visibly sunken. Suspecting a bigger issue, I asked the homeowner if they had noticed any yellow stains or interior water leaks.
​After checking inside, we found a water stain already penetrating the ceiling. I immediately got up into the attic to investigate further. What started as a simple soffit repair revealed multiple points of water pe*******on, including a corner where daylight was shining straight through the roof tiling—a major red flag.
​We would never just patch a soffit knowing there is an active leak above it that will cause major structural problems later. Thorough inspections and honest, long-term solutions are what we do.
