What is the difference between a State Code Modular Home and a manufactured or “HUD Code” Home?

This is probably the most asked question we receive. Terms such as “manufactured homes” and “modular homes” are often interchanged. So the best way to describe the difference is by the codes that govern their construction. Below is a very brief outline of the differences:

Modular homes are constructed to the exact same codes as site-built homes. These codes vary by state but are commonly referred to as IRC (International Residential Code.) They are sometimes referred to by their specific state code (for example, Ohio would be ORC – Ohio Residential Code.) This is why many people use the term “State Code Modular.” Modular homes are generally all-wood construction, with no metal frame or I-beams under the floor. Modular homes are normally placed on permanent foundations such as crawl spaces or basements.

HUD Code or Manufactured Homes are built to the United States Housing and Urban Development’s Manufactured Home Construction and Safety Standards (HUD code.) Manufactured homes have a steel chassis or frame that is a permanent part of the home and must remain attached when the home is secured to the final site. HUD coded manufactured homes can be sold in any state in the country because it is a nationwide code. HUD code homes sometimes require special zoning for placement and may not be allowed in all residential areas or subdivisions. Manufactured homes are generally set on slabs with pier foundations but can also be set on permanent foundations. These homes have come a long way since the old days. Most now include 2x6 exterior walls, optional drywall interiors, steeper roof pitches, and much more.
