Spring is one of the best times to start planning a renovation, and the timeline is the reason why.

From initial design through contractor bidding and permitting, the process typically takes around six months. That puts you on track to break ground in the fall once the summer heat and threat of hurricanes have passed (if your home is in a historic district, it might be a little longer).

The sooner you start, the smoother the path. If you've been thinking about a renovation, now is the time to reach out.

From rendering to finished room. Two moments in the same project. Same angle, same space, different reality.

This is exactly why we model our interior projects. By the time we create the final drawing set, clients have already seen their home, materials and all. More than a mood board could ever convey (though we do love making those as a starting point)

Renovating a historic home in New Orleans? Here is what to do, and what to avoid.
 
✔ DO research your home’s history. The Sanborne maps, local archives, and neighborhood associations can reveal what your home originally looked like and what is worth preserving.
✖ DON’T underestimate what is behind the walls. Foundation, wiring, plumbing, and framing are where a big part of your budget goes. It is not glamorous, but it is what makes everything else last.
✔ DO restore before you replace. Original heart pine floors, millwork, transoms, wood windows and doors are what make these homes irreplaceable.
✖ DON’T use materials that don’t belong.Period-appropriate choices hold up better in New Orleans’ climate and keep you in good standing with HDLC guidelines.
✔ DO work with someone who knows the process. HDLC permitting has specific standards, and navigating it well from the start can be the difference between a smooth approval or months of back-and-forth.
✖ DON’T rush it. A historic renovation moves in layers, and decisions made too quickly early on have a way of costing more later. It’s why our design process is built around taking the time to get it right.

Not every transformation requires a massive addition.

For this historic sidehall gallery house in the Bywater, the challenge wasn’t so much the front of the home but the rear addition that had been built years earlier. Low ceilings, heavy soffits, and an inefficient layout left the kitchen and living spaces feeling dark and cramped.

By carefully removing and reworking that addition, our team added just 20 feet to the back of the house. The result completely changed how the home lives: higher ceilings, a full wall of kitchen windows bringing in natural light, and a more functional layout for everyday life.

The historic front rooms and sidehall remain intact, preserving the character that makes these New Orleans homes so special.

Sometimes the biggest transformation comes from a thoughtful design move, not more square footage.

This historic Bywater sidehall gallery home is a reminder that great architecture isn’t about trends, it’s about personality.

We removed the cramped rear addition and added a new addition (just 245sqft) to match the original roofline and 12’ ceiling heights of the historic home. That small change completely transformed the kitchen and living spaces at the rear, while preserving the historic front rooms and sidehall that define this New Orleans home style.

Every room in this New Orleans home renovation carries color, texture, and character. From the deep blue kitchen to the buttery yellow hall filled with our client’s collection of art and souvenirs from their world travels.

As New Orleans architects, our goal is simple: preserve what matters, add what’s needed, and design a space that feels completely your own.
