Momentum is Growing Behind Housing Delivery

GF55 Architects Executive Partner David E. Gross AIA recently led a panel at New York State Association for Affordable Housing's Annual Conference - “The Future of Affordable Housing Starts Here!” - focused on emerging technologies for getting housing built.

Last week Governor Kathy Hochul spearheaded a policy reform limiting the scope and scale of SEQRA review. This will streamline the review process and is estimated to get projects into the ground 6 months earlier.

Affordable Housing Lottery Launched for Las Raices Apartments in East Harlem, NY.

GF55 Architects designed the four-building development which will provide 78 affordable residential units and a community facility space to be leased to a local non-profit organization. The buildings are located at 101 East 122nd, 303 East 102nd, 338 East 17th, and 505 East 118th.

Global Design News highlights GF55 Architects design of The Re*****on Boys & Girls Clubhouse of New Rochelle, New York.

The new two-story Re*****on Boys & Girls Clubhouse serves as the visual anchor to the Lincoln Park Development which is central to New Rochelle’s Downtown Revitalization Initiative. The clubhouse is the catalyst to the multi-building urban development and has a core mission of serving the pr***en and teenage community outside of school with expanded pathways for academic reinforcement, socialization, and athletics.

Re*****on Clubhouse won an American Architecture Award 2025 from The Chicago Athenaeum: Museum of Architecture and Design. It also won an AIA Design Award from AIA Westchester + Hudson Valley.

Governor Kathy Hochul and local officials gathered at the Re*****on Boys & Girls Club of New Rochelle to announce state funding for the Project. This reconfiguration will reconnect the historically African-American Lincoln Park Neighborhood that was split apart due to the construction of Memorial Highway. This was a victory for New Rochelle Mayor Yadira Ramos-Herbert who has long championed this change.

GF55 Architects is honored that our design for the Boys & Girls Club has become a civic hub for the life of New Rochelle.

Gov. Kathy Hochul said that the state would offer $16 million to New Rochelle's effort to reconnect the historically Black Lincoln Park neighborhood.

GF55 received the American Architecture Award for the Boys & Girls Club in New Rochelle NY. Executive Partner David E. Gross AIA attended the Gala Ceremony at The Arts Club of Chicago. Awards were presented by The Chicago Athenaeum Museum for Architecture & Design together with The European Centre for Architecture Art Design and Urban Studies.

Congratulations to Shigeru Ban Architects, recipient of the Louis H. GF55 Architects’ design for The Pearl, located at 475 Bay Street in Staten Island, featured in the NYHC 2025 Impact Awards Gallery: https://thenyhc.org/projects/the-pearl/

The Pearl is a 12-story mixed-use multifamily building located in the Stapleton neighborhood, and was the first large-scale project in the newly rezoned North Shore area of Staten Island. The building provides 270 affordable residential units, including 138 units designated for elderly New Yorkers.

The building's ground floor includes a residential lobby, three retail spaces, community facilities, and offices occupied by non-profit organization Selfhelp which offers community services and manages senior housing needs.

Opal 115, designed by GF55 Architects, is featured in New York Real Estate Journal's Developing Westchester spotlight. The mixed-use development provides 315 residential units in two connected buildings: an 8-story and a 13-story. The buildings share a base that offers amenities, recreation, community facilities, offices, retail, and parking. Conceived as a modern gateway, the transit-oriented design solution advances the city’s vision for thoughtful, engaging urban development.

The 427,000 GSF sustainable development will support the needs of Mt Vernon’s growing community with affordable residential units and 290 parking spaces. 5000 SF of commercial space will be available for local businesses. 13,000 SF of community facility offices and amenity spaces with selected organizations will provide programming for children and teenagers. The recreational facility with basketball court will be accessible to the public. A 24,000 SF courtyard above the garage podium will encourage tenants to socialize and relax while enjoying the outdoors.
