Last Friday, I immersed myself in the future of adaptive reuse at the Office-to-Residential Conversion Symposium, where Arup’s compelling "Carbon Story" presentation laid the groundwork for bold claims: a 54% carbon emissions reduction and zoning changes poised to create 20,000 homes in NYC. While impressive, I couldn’t help but question the narrative’s blind spots. Why default to full residential conversions when mixed-use solutions could better reflect urban needs? Where’s the nuance for property-specific strategies or the recognition that not every building’s energy demands—or opportunities—are created equal? And why focus solely on carbon when broader social, economic, and adaptive metrics are essential for meaningful urban transformation? I attended CREtech New York 2024 yesterday, where data-driven innovations were front and center. However, I noticed a critical gap as an architect: architects are too often sidelined after the design phase, missing the chance to shape projects throughout their lifecycle. The traditional model is unsustainable, and we need a new approach.

1️⃣ The Problems with the Current Model:

• Low Margins: Fee pressures reduce profitability and limit growth.

• Loss of Influence: Architects lose control once the design is handed off.

• Educational Gaps: Extensive training and a lengthy, rigorous licensing process—more demanding than most professions—often result in limited financial rewards.

2️⃣ Issues with Current PropTech:

• Fragmented Solutions: Tools focus narrowly on operations, missing holistic project integration.

• Excludes Creative Input: Architects’ problem-solving skills are often ignored.
