We are not often given the opportunity to design a ground up townhouse facade in Manhattan. As we were replacing a 4 story building with 5 stories, with taller ceilings each floor, a new facade was required. The ground floor windows and entry door are set within a deep limestone frame surrounded by a limestone base. The upper facade is buff brick with projecting window lintels and sills of zinc. The cornice is a modern nod to traditional also clad in zinc.

One of our biggest points of difference at JVA is our process. We use 3D design software from concept through completion of our projects.

For our clients, they experience a more interactive and intimate involvement in the design of their home. They have a level of confidence in design decisions that comes from a better understanding of the overall concept and being able to see it. So much so, when they walk into their completed home, their reaction is, "it looks just like the model."

This primary bathroom is from our UWS ground up Townhouse. In this example, our clients could see what their stone choice was going to look like as well as, all the other materials and overall design of the room.

AFTER/BEFORE
The House of Light. We always take great strides to bring natural light into the homes we create.

While there were existing windows on 3 sides of this Brooklyn Heights townhouse, the main circulation throughout it was dark as the stair was located on the side with no windows. We moved it to the center with landings facing the street, creating a stairwell with windows on every floor. In the end, no matter which direction you walk in this house you are always walking toward light.

Restoring and sometimes rebuilding facades is a large part of our townhouse renovation projects. In many cases as we did with this project, we reference historical photos to replicate original details with the intention of maintaining as much of the original building as possible.

Located in Soho's Cast Iron Historic District, this building was built in 1869 to house manufacturing tenants up to the time of our renovation. During our conversion of the property to a single family residence, we performed a complete exterior restoration.

On the front facade, paint was cleaned from the brick, the deteriorated cornice was replicated out of painted galvanized steel, bluestone banding and joints were pointed with custom tinted mortar, and new custom counter-weighted wood windows were installed.

At the rear, the brick was restored, windows replaced, and painted steel exterior fire shutters were replicated and welded in open positions.
