Ingui Architecture Baxt Ingui Architects, P.C., is an architecture and interior design firm with extensive experience in residential, institutional, and commercial projects.

Residential projects include townhouses, apartments, lofts, and country homes. Commercial projects include retail facilities, galleries, and multi-floor law offices. Institutional projects include educational and child-centered facilities. We aim to create well composed spaces, placing a high value on ensuring each project is well crafted, visually timeless, and serves its inhabitants for many yea

rs. Our design process relies on collaboration with our clients and extends to the builders, consultants, and craftsmen with whom we work. It is our goal to integrate function, aesthetics and building systems economically and minimize the environmental impact, using the standards of LEED and Passive House certification. Numerous projects in our 37 year history have received design awards. The firm was initiated by Ben Baxt in 1977 after several years as a single practitioner in Brooklyn. Michael Ingui joined the staff in 1994 and became a partner in 2000. Martha Valencia-Cordoba became an Associate in 2013 and became responsible for the firm’s management. The staff also includes an interior design team and a highly experienced construction quality observer. The firm is an active volunteer and supporter in many Brooklyn not-for-profit efforts, most notably, Brooklyn Community Housing and Services (bchands.org), where BIA has provided technical assistance for over 25 years and designed four projects pro bono.

Sometimes, small moves make huge impacts. In this Brooklyn Heights townhouse, the addition of an 18-inch-deep bay unlocked the functionality and experience of using the kitchen, providing a minimally invasive way to enlarge the kitchen at the rear of the parlor floor.

Alongside contractor MLZ General Construction, we created a walk-out deck off the kitchen creates a direct connection between the kitchen and the rear yard.

As winter gets closer, smaller renovations can make a big difference to improve energy performance, lower heating costs, and even create healthier living conditions.

We recently sat down with Barbara Peck of Brownstoner to discuss the how and why our clients use Passive House measures to lower their energy costs.

Michael Ingui explains some of the strategies we commonly use in our projects – from investment into rigid insulation above roof joists during roof replacement to checking for air leaks and installing Passive House windows to incorporating solar.

Adding a skylight above the staircase can transform the upper floors of a building.

Throughout New York City, townhouses share one common challenge: building lots are narrow and deep. The houses atop these lots are similarly narrow and deep, connected to each other via party walls. Therefore, the middle of the building, where stairwells traditionally are located, is a dark space.

One of the opportunities we have to make a significant difference in a home is to allow sunlight to flow through the center of these dim areas to beautiful homes via a skylight atop the stairwell.

This Cobble Hill townhouse was built in the 1890s as part of a Queen Anne row of six.
Our clients, a family of four with roots in Sweden, had already lived in the house for several years. They were clear about their goals, including creating a more open flow between spaces, a stronger relationship between the parlor and garden-level living spaces, and easy, comfortable movement between those spaces and the rear yard.

The rear yard contains two beautiful, mature trees: a large maple and a flowering crêpe myrtle. Preserving the relationship the family had established with those trees was a key objective for the landscape design, and the project as a whole.

In New York City, maximizing utility can mean removing building volume to increase outdoor space. In this Carroll Gardens Passive House, that was exactly the case.

When the family purchased the home, it had a detached two-car garage located at the rear of the property, which dominated the rear of the lot. With three sons, outdoor recreational space was important. We saw the structure as an opportunity to create a versatile space for the kids with a strong indoor-outdoor connection and strove to give the family outdoor space to relax.

Some of our favorite projects are those in which the entire project team collaborates closely throughout the process. When the clients who own this Westchester home came to us to upgrade their rear yard, we were excited to work with them. We've been lucky to collaborate with the family on their beautiful home for years.
