At the core of the home a surprise awaits. A spa-like bathroom is enveloped within the central mass of cabinetry, a mysterious and luxurious sanctuary within.

Walls are lined with glistening dark jade green
tiles, complemented with earthen terracotta flooring. Teak wood slats incorporate linear lights that activate the rich material palette. A backlit mirror is mounted above a custom stone lavatory. Unlacquered brass plumbing fixtures throughout will patina with use.

In the living area, the original beams are prominent, celebrating the existing structure in conversation with the new millwork.

Adjacent to the central window of the apartment, a bistro table overlooks a tree canopy and views of the Empire State building.

A hidden bar next to the kitchen, normally concealed when not in use, reveals glittering antique mirrors and glass shelves, creating a dramatic sparkling focal point for the living area when entertaining guests.

A million thanks to for featuring ‘Encase’. In this 500sf pre-war apartment, a sophisticated dialogue between old and new celebrates the rich history of New York architecture.

Through careful attention to detail the original character was preserved within an extensive renovation, exposing existing surfaces, reusing original brass hardware, and even maintaining cracks in the original beams and molding.

Circular motifs are carved into the doors and reminiscent of the portholes of luxury ocean liners that once docked nearby on the Hudson River.

Judiciously composed niches reveal the lush walnut core to anchor each room, and the extensive built-in millwork components define the rooms.

A hidden bar next to the kitchen, normally concealed when not in use, reveals glittering antique mirrors and glass shelves, creating a dramatic sparkling focal point for the living area when entertaining guests.

At the core of the home, a spa-like bathroom is enveloped within the central mass of cabinetry, a mysterious and luxurious sanctuary within. Walls are lined with glistening dark jade green tiles, complemented with earthen terracotta flooring. Teak wood slats incorporate linear lights that activate the rich material palette.

The result is a functional modern space that speaks with and emphasizes its original 1920s charm.

Huge thanks to and for featuring our project ProLog! 🔗 in bio.

For this loft in Chelsea, the client wanted efficient, tidy storage for her belongings, including an extensive book collection. A single log was used for the live edge shelving in the main space.

A wide translucent resin door by glows yellow orange to create a serene and cozy bedroom when the door is closed, and allows for maximum natural light to reach the rest of the studio when open.

The original character of the 1918 building is celebrated in the exposure of concrete walls and original wood columns and beams.

We always love the challenge of a small footprint! With just under 250 square feet, ‘Cornelia’ is an exercise in extreme efficiency. The existing structure offered high ceilings, original masonry walls, and a fireplace. Custom millwork and convertible furniture provide opportunity for several functions within the same space- bedroom, dining, office, and living room. The high ceilings allowed for vertical storage solutions that conserve limited floor space and maximize storage, with a library ladder for access to the higher shelves and cabinets- see how it tucks neatly into the shelving when not in use! Niches with a dark maple veneer and built in LEDs punctuate the millwork for warmth and add relaxing ambient light.

It’s been a busy year in the studio, so we felt like it’s about time to share a little of what we’ve been working on!

The Village Loft centers on showcasing the clients' extensive collection of art objects collected from their travels, so we designed museum style vitrines and millwork niches with integrated lighting to highlight each piece. The space itself becomes an art object through specialized finishes- the bronze clad millwork throughout and textured metallic mosaic tile from in the bathroom impart a sculptural quality. Linear LED lighting above the millwork adds drama to the vaulted ceiling and gives the entire space a peaceful glow.

During this phase of the design process, we developed a 3D model of the space and perspective views from a number of different vantage points.
A sense of movement is created by the sequence of views allowing the client to understand how the various elements interact.
In addition, the views clearly illustrate how the sliding panels convert a large expansive space into two separate kitchens.

Through brainstorming sessions with the client and sketching plan layouts by hand, we were able to explore a range of different options for cooking and filming.
Our goals were to create two kitchens that can be operated simultaneously for cooking and shooting video. In addition, we were tasked with creating a flexible space for work that can also be transformed into a welcoming space for after-hours dinner parties.
Other programmatic elements included: an enclosed office space for staff, extensive prop storage, storage for cooking supplies, cooking and photography equipment as well as gender neutral ADA compliant bathrooms.
 
Option A: North and South kitchens are separated by large sliding panels located at the center of the space. The South kitchen counters run parallel to the windows taking advantage of the abundant natural light. The North kitchen is a more intimate space tucked away in the Northeast corner of the space. The self-contained office is located next to the fire stair. Storage is provided in the center of the space.
Option B: As in Option A the North and South kitchens are separated by large panels located at the center of the space. For this option we looked at using a series of folding panels. The South kitchen has been shifted more towards the center of the space. The office at the same location is open to the space. Storage is primarily located at the West wall in a series of walk-in closets.
Option C: This option utilizes two large sliding panels to separate the kitchens. When not being utilized the panels stack behind the office. The office providing seating for four can be closed off from the rest of the space.  A reception desk has been added next to the elevator. Storage is primarily provided by wall cabinets located at the West wall.
