Groundbreaking in the Hudson Valley

Something special is taking shape above the Hudson.

Watching the foundations go in for this new home in Rhinebeck is a reminder that every great design starts with respect for the land. We’re working closely with the natural topography and existing rock outcroppings to nestle the structure into the landscape and frame the river views.

In the end, we seek to balance modern living with the raw beauty of the woods and water.

From site prep to the final finishes, the journey is just as rewarding as the destination. Stay tuned as we bring this vision to life.

We are excited to announce that our L10 Arts and Cultural Center has won a 2025 NYCxDESIGN Award in the Civic/Institutional category!

Initiated by two NYC agencies, the L10 Arts and Cultural Center is a new addition to Brooklyn’s cultural landscape that unites four key arts organizations - - under one roof to create an inclusive, collaborative space for artists and patrons. This 65,000 sf center offers gallery and performance spaces, cinemas, rehearsal studios, archives, and a library dedicated to arts and culture.

Thank you to and for highlighting the creativity and talent of NYC’s design community. And a huge thank you to our clients, colleagues, and the many collaborators who worked with us to make this vision a reality. Your support, trust and alignment are greatly appreciated.

Reflecting on our early studies for to reimagine their HQ in New Hampshire. A sinuous roof connects a series of pavilions and weaves a seamless procession of indoor/outdoor spaces to support their educational programming and act as a ‘common ground’ for the community at large.

FFI believes that to build a better world, individuals must simultaneously connect with themselves, with each other, and with the earth. Our design seeks to reinforce those connections to create a unique sense of place that represents FFI’s values and ensures their resources are visible and accessible to all.
