At the street, a faceted concrete volume defines the retail space—tall, angular, and fully exposed, with light moving across its surfaces throughout the day. The space operates as both display and threshold, establishing a strong presence while drawing visitors inward.

Located steps from Central Park, this brownstone apartment combination transforms two units into an integrated triplex designed for a modern blended family. The garden-level primary suite opens out into a two-level garden, bringing light and views into the center of the floor plate. White oak stairs connect the levels, which are designed as independent suites for family and guests to gather and retreat independently.

A townhouse always presents the challenge of balancing efficient circulation with access to light and air. In this 11-foot-wide home, that challenge was amplified by the narrow footprint, requiring a more fundamental rethinking of the plan. We transformed the stair into a compact centralized switchback with floating treads, allowing light to filter into the center of the floor plate. This move freed the full width of the house for the primary living spaces at the front and rear, creating a more open, connected, and light-filled interior.

Throwback to a Brooklyn townhouse project with a very specific requirement: preserve the existing saucer magnolia in the rear yard 🌿

We designed the renovation and rear extension around it—curving the steel deck and bluestone terrace to embrace the tree. Custom cedar fencing integrates seating and storage, while stepping stones create a seamless connection between spaces.
