At Malabar, layered glass, structure, and circulation create calibrated openness, making way for light and visual continuity without sacrificing function. The building resists rigidity, increasing permeability—physically and visually—and expands how space can be used and experienced. ODA uniquely configured each floor plate to accommodate diverse ways of living, pushing back on the homogeneity typical of residential towers. Porosity is not transparency alone, it is the deliberate relationship between openness and enclosure with human-experience as the driving force being the design.

Malabar Residences’ tetris-like façade is designed to stand out at 126 East 57th Street, instantly recognizable in the Midtown skyline. Each interlocking volume is not just a visual gesture, but a spatial one, carving out terraces, light, and openness that enhance life inside the building.

As ODA founder notes, the design brings “a human scale, playfulness, and visual interest” to the building, transforming a bold street presence into a vertical experience that balances high design with quality of life.

Malabar Residences uses its pixelated concrete façade to carve out terraces, recesses, and outdoor rooms that define the building’s architectural identity. These shifting volumes catch light differently throughout the day, creating depth while offering residents private moments that open to the city.

At street level, a copper-mirrored entry sequence introduces a warm, reflective threshold that leads into a six-story atrium and landscaped courtyard. This interplay of enclosure and openness sets the tone for the building’s interior experience, where verticality meets calm and circulation unfolds around natural light.

Amenity spaces extend this design approach—layers of lounges, workspaces, and wellness areas arranged as a series of rooms rather than a single floor plate. The architectural approach gives Malabar a distinct presence within Midtown: a building defined by its sculpted façade, its crafted entry, and a sequence of interior spaces that bring human scale and richness to the urban block.
