I sold these awesome clients a 2nd home in 2018. This time, they wanted a 3-bedroom close to the beach for under $1.5M — that could accommodate their chef, guests, kids, and possibly rent it out in the future.

We saw ONE house. Wrote one offer (clean, full-price cash) Closed in 10 days and negotiated them a $8,500 credit for repairs + upgrades

They bought into a neighborhood that’s getting a full exterior makeover, and honestly…I still think these homes are underpriced.

The market is unpredictable right now. We’ve seen homes hit the market and receive multiple offers right away. The seller accepts one, the buyer enters escrow… and then cancels. By that point, the other interested buyers have moved on — and the home ends up sitting with no offers.
