Located between the Sports District and the ViBe Creative District in Virginia Beach, the design for the 19th Street Mixed-Use Garage treats essential parking infrastructure as a canvas for activity.

The project provides approximately 1,000 new parking spaces while restoring connectivity across the site through the extension of Parks Avenue. Retail and restaurants activate the ground plane along 19th Street, while planned public art integrated into the facade extends the creative identity of the ViBe District across the scale of both the pedestrian and the building.

In collaboration with The Runnymede Corporation, W.M. Jordan, and Kimley Horn.

Set against the Blue Ridge and Great Smoky Mountains, the Lower Campus Residence Halls replace two aging towers with three appropriately-scaled buildings organized around a new central quad.

Home to more than 900 first-year students, the project moves away from an institutional, vertical model toward a community-scaled approach. Each building is organized around a central bar of porches, lounges, kitchens, and study spaces that pulls residents toward each other and the landscape.

Mass timber, regionally-sourced materials, and reclaimed elements from the original towers shape a lower-carbon approach, reframing the lower edge of campus as a welcoming, lodge-like arrival point.

Honored with a 2026 Citation Award from AIA South Carolina.

We have completed year seven of reporting on the Commitment. Across more than five million square feet of tracked space, our projects are averaging a 37% reduction above baseline energy use intensity, with two projects achieving above the current 90% performance threshold.

Earth Day is a fitting moment for reflection. As we build out our 2030 portfolio, we’re finding new opportunities for improvement across project teams, market sectors, and geographic regions. Every project, both the obstacles and the success stories, contribute to informing earlier, better-calibrated design decisions across our practice.

Our many thanks to the clients, partners, and teams who make this work possible, and to the AIA 2030 Commitment for the framework that holds our profession to measurable progress.

Historic preservation begins with a simple premise: the most sustainable building is one that already exists. It evaluates what can remain, then adapts it to perform in the present.

Principal Greg Rutledge approaches preservation through material understanding and construction logic, developed over four decades of work, uncovering and retaining the evidence embedded in each place.

Each project works within the constraints of the existing structure, introducing targeted refinements that support continued use while keeping its history legible.

Once a niche material, mass timber is becoming more common on campus as universities look to reduce carbon and shorten building timelines.

A closer look at three recent projects shows the different ways it is being applied in practice, aligning material strategy with individual institutional priorities. Link in bio.

Wellness in student housing has come a long way from the basement weight room. Hanbury’s Tom Zeigenfuss explores just how far we’ve come, and more importantly, where we’re headed, in the latest ACUHO-I Talking Stick. Link in bio to read “Building for Wellness.”

The impact of a performing arts venue is rarely confined to the stage. Over time, it shapes the life that forms around it, influencing patterns of movement and how people gather.
