PSA: It is VERY important that you work with a Licensed Mortgage Professional when buying or refinancing your home. There is A LOT of miscommunication out there and I want to squash it. The media knows very little to nothing about mortgages, but knows a lot about how to sell news. The Fed rate cut does not have a direct impact on mortgage interest rates. As you can see in the photo the Mortgage Backed Securities (MBS) market declined by 17 basis points yesterday (negative converts to “not good” in terms of Mortgage Rates) and to give you some insight there is 100 basis points in a full percentage. The decline is directly related to the cost of the rate, not the rate itself. The Fed cut 50 basis points on the fed overnight rate, it does not directly affect mortgage interest rates… at least in immediate terms. It will take a little time for the market to digest this cut, but more importantly how the market deciphers Fed Chair Powell’s comments on the economy and direction they are heading after the 50bps cut.
