Gunawardhana House, Irvine, CA: A Contemporary Mediterranean Transformation
The Gunawardhana House in Irvine, California, stands as a testament to the art of architectural transformation. Originally conceived as a modern ranch-style tract home, this residence has been meticulously reimagined into a bespoke contemporary Mediterranean custom home, capturing the essence of Southern California living.

Jadestone Ave, Accessory structure is an exceptional design and problem solving exercise we are performing currently. Located in mountainous and prestigious Sherman Oaks neighborhood in Los Angeles, overlooked by Mulholland scenic drive, the project is limited to 499 sf.
The client requirement was a multipurpose amenity to be added to her backyard associated with the new spa pool.
KWAF design studio with it's initial conceptual approach came up with a scheme that offers much spatial and functional flexibility.

The structure overlooking the backyard associated with the spa pool and an outdoor deck, could become an home office, study room, kids play room, pool house or a guest house as needed. The client, a former Russian ballerina needed a place for her to continue her daily ballet bar practicing as well.

We are experimenting to introduce retractable Murphy bed -table combo unit to the bedroom that will stay as neat cabinet with a study table and can quickly be unfolded in to a queen size bed as needed. A set of accordion doors would eventually separate the bedroom for the rest of the great room. The flexibility of the floor plan offers a large continuous 30 ft long space.

Most of the roof contractors are using 'Squares' to do quick roof installation cost estimates for residential projects. Square is a 100sf. of roof area.
It is considered that average single family homes in USA has a 17 square roof area, which means 1,700 sf. Based on 17 square size residential roof, here are the 2020 market prices for most commonly used residential roofing systems.
(Note that every market is different based on the project location)
