Most homeowners only see the surface of a deck.

During an inspection, we're evaluating much more than the decking and railings. Structural framing, ledger connections, moisture protection, footings, and attachment methods all play a role in long-term safety and performance.

A deck can look perfectly fine from above while hidden issues develop underneath.

As Deck Safety Month comes to a close, it's a good reminder that understanding the condition of the structure is just as important as maintaining the surface.

Deck codes continue to evolve over time, especially around guard rail safety and structural requirements.

One detail that often surprises homeowners is how bench seating can interact with guard rail height requirements. Years back, code changes began allowing a 36" guard measurement from the finished floor to the top of the bench back in certain configurations, meaning the seat itself does not always require a separate 3-foot backer.
