The Beauty of Basic: Hardie Panel

We’re always exploring smart, budget-friendly materials—and Hardie Panel is one we keep coming back to. It’s one of the most affordable and durable siding options out there, and it installs quickly thanks to its 4x8 panel format and straightforward flashing.

Yes, it’s often dismissed as plain —but we see potential. We’ve found ways to work with the material’s quirks instead of against them.

-Adding battens to break up the grid
-Cutting panels into custom shapes or patterns
-Mixing materials and colors (with restraint!)

When detailed correctly, this humble material can be a powerful tool in creating beautiful, and efficient architecture.

One of our narrowest infill home designs to date — just 15 feet wide — squeezes smart design into a compact footprint. This 3-story, 1,800 sq ft townhome includes 3 bedrooms, 2 baths, and a garage, meeting our minimum 10’x10’ bedroom size with just enough room for a hallway. Though unbuilt, it showcases the potential of narrow infill: maximizing underused urban land, fitting comfortably into tight lots, and creating more sustainable, walkable neighborhoods.

The plans of this house were thoughtfully designed to respond to the site’s irregular geometry and downslope topography, with living areas positioned on upper levels to capture panoramic views and private spaces arranged for both privacy and connection to the landscape. The accessory dwelling unit is seamlessly integrated into the overall layout, enhancing functionality without disrupting the design. Throughout the process, 3D digital models and architectural plans played a vital role in bringing the vision to life—allowing us to visualize spatial relationships, study light and materiality, and refine the design in real time. These tools helped translate abstract ideas into a cohesive architectural experience, ensuring that the final built form aligned with the original intent.

This three-unit coliving project exemplifies an integrative design approach that combines striking modern architecture with a highly adaptable and functional layout to support long-term equitable urban growth in Oakland. Developed through a unique entitlement process that increased base density by subdividing a 10,000-square-foot lot and securing an additional unit via a Conditional Use Permit (CUP), it is the first purpose-built, ground-up coliving project of its kind in the East Bay in decades. The development takes two forms: a legal three-unit condominium with family-oriented homes classified as “missing middle” housing, and a single coliving community with 17 sleeping spaces and shared amenities including kitchens, lounges, and outdoor areas. Designed to foster community and sustainability, the building features rooftop solar panels, energy-efficient hydronic heat pumps, and ample natural ventilation through operable windows in most rooms.

Tucked into a narrow infill lot in North Oakland, this project takes on the challenge of creating a bright, breathable space while respecting its tight-knit surroundings. Courtyards and gardens pull in natural light and carve out privacy, proving that even dense urban sites can feel open and serene. While the neighborhood called for tradition—and the city pushed for conformity—the design walks a fine line: borrowing familiar rooflines to blend in, but using bold materials and modern details to confidently stand apart.

This 2023 mini-lot subdivision in West Oakland exemplifies how California’s SB-684 can enable small-scale, high-impact infill development now that Oakland has fully embraced the legislation by eliminating local barriers. The project involved restoring and expanding an existing Victorian at the front of the lot while adding two new modern units in the rear—an arrangement that aligns with local planning preferences by blending traditional street-facing architecture with progressive forms tucked behind while also increasing density. Each of the three units sits on its own lot, spans approximately 2,000 square feet over two stories, and includes 3 bedrooms, 2.5 bathrooms, enclosed parking, and private outdoor space. Oakland’s restrictive planning practices have limited the supply of contemporary homes, which, despite similar construction costs, often command higher prices due to strong demand.
