Ripped out an existing fence and gate on opposite side of house…sunk new posts and concreted in…new horizontals and all new pickets…anchored gate next to drive gate to protrusion of fence so actually functioned properly…built new gate on side of house with new latch system…then built a level platform on a very unlevel surface for a hot tub so that the IBC’s can go live 😊 done ✅ 🍁 😎

I don’t normally do this….and it’s not uncommon to run across things that are unexpected…but these three videos were just too…holy crap all on the same job not to share….and put some context and appreciation into what it started as to where it finished 😊

Before and after…going to put everything in between as my crystal ball 🔮 was completely broken when I looked at the job…encased the space in plastic to separate from the rest of the house…demoed to the studs (3 videos of how that went to be posted separately)…demoed entire space to the studs including removing all the floor joists…all mechanicals including CO vent going up through the roof…new joists…two layers of plywood…created recess in floor for curbless shower pan…braced roof…removed exterior wall…reframed, new window centered in shower…plywood..housewrap…siding…etc….reframed bathroom…did all new mechanicals from top to bottom including electric, drain system, water lines, CO venting, etc….all new shower assembly…mechanicals for single unit washer and dryer…new exhaust vent that venting to exterior of home…insulated…drywall…kerdi and ditra everywhere to waterproof…floating bench seat bolted and sitting on single brace…niche…drywall…finished..tile..grout…new trim, door, vanity, cabinetry to match finish on washer and dryer…paint…and all the finish details….done ✅ 😊😎 🍁

Four simple things…two solid aluminum powder coated railings installed at a both the garage entrance and front entrance to the residence…switched out a cut down door for a full height door framing the space back out, trimming out and making weather tight…and repurposed an old thomasville tube tv entertainment by building an custom insert for game and puzzle storage…done ✅😎😊 🍁

After mainly…finished up demo of wall between kitchen and dining room…cut cove ceiling of dining room to have a level termination point against the cabinetry…fixed in the subfloor…reran all electric…removed all old lighting and installed 9 6” cans with LED trims…hung all areas with drywall and finished to plane in with all old plaster…sanded, primed and painted…installed cabinetry…fabricated a custom broom closet cabinet to match detailing of RTA cabinetry…installed…trimmed out all areas…installed final electric and plug strips after countertop and backsplash install…done ✅✅😊 🍁…and I feel the homeowner missed her calling as a designer because the space looks perfect and her selections and how well they go together…and being so unique…very inspirational 😊😃
