One of the hardest parts of starting a remodel is knowing where to begin and what realistically needs to happen in a space. Once you have a solid understanding of that, budgeting, planning, and setting expectations become a lot more manageable.

To help with the “what is this actually going to take” side of things, here’s an overview of the scope of work on this kitchen remodel. Keep in mind that every home is different, and scope will always shift based on what a homeowner needs or wants — but hopefully this gives you a general sense of what a kitchen remodel at this scale typically involves.

Project Footprint: 1,443 sq. ft.

Demo: Full demo of kitchen, pantry, and guest bathroom. Removed select walls, fur downs, laundry cabinets, fireplace insert, and all house windows.

Framing: New layout for pantry and guest bathroom, raised bay windows, shifted entry closet door, Level 5 drywall throughout.

Electrical: Exhaust fan, decorative wall sconces, wafer lights, and all kitchen appliances. Vent hood vented to exterior.

Plumbing: Champagne Bronze faucets, 33” ceramic farmhouse sink, relocated gas lines for cooktop, fireplaces, and hot water tank.

Cabinetry: Inset flat panel with profile. Stain-grade island with drawer-only front, paint-grade lowers and pantry, custom vent hood shell.

Interior Furnishings: Honey Bronze kitchen hardware, Champagne Bronze bathroom hardware, square polish edge countertops, pocket door hardware, and mirror.

Exterior: Pella 250 Series Fossil windows throughout, with matching brick work at the bay window.

Construction is not quiet, clean, or predictable. Remodeling a space in your home is messy and disrupts daily rhythms and routines. Even still, we believe there is something that makes these efforts worthwhile, and that is structure.

We have found, over and over again, that structure creates calm. It is a bedrock. A foundation to keep returning to when the unknowns surface.

It is our joy and privilege to be the ones who lay that foundation of structure and trust at the beginning of a project and carry it, steadily, all the way through to the end.

What is a primary bathroom if not a place of escape? A place of ease and forgiveness after a long day or week. A place that welcomes in the unorganized, messy versions of who we are and gives us room to reinvent and renew a sense of self which might have gotten a bit lost or forgotten in day-to-day life.

Whether we know it or name it fully, the spaces in our homes are vessels and messengers. They hold our rhythms and they speak into our daily lives even without saying a word.

And this quiet conversation is one that can uplift or frustrate. Encourage or deflate.

Next time you enter a space in your home, slow down a little. Breathe and take stock of how you feel in it. What’s the dialog that enters your mind and do you like what is being said?

Your home can be beautiful while still lacking the functionality it needs to serve your family well.

That’s one of the biggest takeaways from this whole-home project, especially when it came to the addition of a bathroom upstairs.

Who knows that having two teenagers share a bathroom can create more moments of friction than peace when it comes to getting ready for school?

Adding a second bathroom was able to bring calm back into daily rhythms for this family, and for them we could not be more grateful.
