Every project starts as a 3D model so our clients see exactly what they're getting before we build it. No guessing, no "I hope it looks like the drawing." It did. Down to the beams.

The only thing the render couldn't predict? How good the light hits those beams in the afternoon. 👌🏼

We come to you and it's for practical purposes.

Kristen can't design a kitchen she hasn't stood in. Mike can't price a basement he hasn't walked. The light, the ceiling height, the way your family actually moves through the house, none of that shows up in a photo or a floor plan.

So the first conversation happens at your kitchen table. We look at the space together, talk through what you want, and figure out what's realistic before anyone draws a line.

Also, Kip has made it clear the house is his between the hours of 9a-5p. We don't argue with Kip. 😏

What a beauty this basement became. She was truly such a gem of a client and it makes our day to see her loving her finished space.

The mixture of wood, brick and granite truly makes this space feel tied together and welcoming.

This was, by far, one of our favorite projects and our favorite clients.

The wife has a true skill of finding the neatest furniture and decor and picking out the best artwork.

Imagine waking up and walking downstairs to work in an office down here.

Bringing friends over for Friday night drinks after a long week at the office.

Sharing snuggles and popcorn with the kids on family movie night.

Spending Saturday morning working out here instead of using equipment at the public gym people don't clean off.

Our photographer invited herself over to their house weekly for a drink. 😂

Older homes are full of stuff nobody's used in 50 years.

The little door in the exterior wall by the kitchen? That's a milk door. The delivery guy opened the outside, your grandma opened the inside.

The shallow shelf with the arched cutout in the hallway? Phone nook. There was a whole chair situation.

The skinny cabinet in the kitchen wall that folds down? Built in ironing board.

The button on the dining room floor under where the head of the table sat? That rang a buzzer in the kitchen.

Laundry chutes, coal chutes, transom windows over the bedroom doors, sleeping porches.

Some basements get a bar. This one got a full sports arena. 🏀

We just wrapped up a basement remodel in Overland Park where one of the lower level rooms went straight to the kids. Wall to wall turf, a floor to ceiling blaster wall, a hoop, a punching bag, and a mat for tumbling and wrestling matches nobody officially sanctioned.

It's built to take a beating. Turf wipes clean, the walls can handle a stray ball, and the whole space is one big "go ahead, run" zone.

Best part? No more sending them outside when it's 12 degrees.
