Studio 88 Architecture is excited to announce the design of a new 30,000-square-foot retail building in Farmingville, NY, marking Phase I of a dynamic two-phase development project. In collaboration with our outstanding private client, our subconsultant N2N Project Management, and Phronesis Engineering our team has crafted a schematic design that blends modern aesthetics with thoughtful community integration. The building’s contemporary design aims to elevate the local streetscape and provide a vibrant, welcoming environment for future tenants and visitors. This project exemplifies the innovative and context-sensitive architecture that Studio 88 is proud to deliver to our clients.

Meet Boater’s Cabin: This site-specific design is tailored to its North Fork context and the client’s boating passion. The angular form responds to the lot’s geometry, while the material selection balances resilience against the coastal climate with a nod to regional vernacular. The compact footprint respects the small lot size, prioritizing water views and outdoor access for pre- and post-boating relaxation.
