After taking over the remodel of this main reception/lobby, I had to sand down everything the previous drywall finishers skimmed over the existing texture.
And it was only their first skim coat. I used a 9” commercial drywall sander attached to a vacuum system.
The pre existing texture was also of poor quality. It appears to have been a heavy inconsistent splatter, which was watered down way too much causing it to sag and was applied to the walls with too low of a PSI.
Not all of the textured walls in this first stage of the remodel were skimmed, so I scrapped off all the high points of the texture that the previous finishers should also have done, instead they skipped the preparations of the walls.
Then I began to reapply the first skim coat. A few more days beginning Monday and both skim coats should be complete.
There are a couple of walls I’m not able to install the rest of the 5/8” drywall yet.
The electricians still need to pull their wire through the new conduit they installed and in another section I’m waiting for the commercial fire alarm panel to be installed.
There is also the lower half of one wall in the public restroom I can’t cover up yet also until the plumbers are finished.
I am having to do all of this out of order a bit because of those delays. If all of these delays are not finished by Wednesday then Ill have to come back when they are to install those sheets of drywall. After those areas are skimmed is when I will lightly sand all the walls.
The acoustic ceiling tracks were also being installed during this time.
