Liz and Stefanos were proud to join ULI New Mexico on May 8th to celebrate three generations of the Rembe Family. Stefanos reflected on their five decades of visionary and loving stewardship of Los Poblanos Historic Inn & Organic Farm — a landmark New Mexico property and one of M&P’s most treasured collaborations.

Warmest congratulations to our dear friend, Penny Rembe, who accepted the 2026 John A. Myers Award for Leadership in Urban Excellence surrounded by her family and the enduring spirit of her late husband, “Armie.”

Santa Barbara turned out in force. On April 28th, the City Council Chambers — plus the overflow room — were packed as Stefanos presented the draft State Street Master Plan, which the Council resoundingly approved.

Karl Hutterer, Ph.D., praised the vision, from flowering trees to new housing, calling it “a generational project” and “one of the best presentations I’ve heard in years.”

The Santa Barbara City Council approved the latest version of the State Street Master Plan proposal at a marathon hearing on April 28th, marking a major step forward for the flexible, pedestrian-focused plan.

Stefanos joined a distinguished group of thought leaders at a gathering on January 22 to mark the beginning of the construction of Playa Vista 25 years ago: “Playa Vista, An Evening to Reflect and Celebrate.”

M&P is proud to have played a major role in the urbanist conception of Playa Vista. Today, PV is a place where value of all kinds, aesthetic, social, environmental, educational, and financial is being amply delivered and enjoyed by its residents.

The city of Santa Barbara recently shared elements of M&P’s draft State Street Master Plan that will go before the City Council in April. The plan shows a vibrant State Street with options for motorists, bicyclists and pedestrians.

We're honored to be selected for the next phase of Santa Barbara’s downtown design!

Santa Barbara is done with its downtown design consultant MIG inc. The contract was for $780,070, of which $569,686.92 has been paid. Sample designs, outreach and community meetings were part of that work. The available balance of $210,384.08 will be used going forward along with a recommendation of new funds of $343,250 ( not-to-exceed amount of $417,450.) for a new team from Moule & Polyzoides.Architects, with experience in designs that the city is looking for. This includes urban revitalization, new downtown housing, gathering spaces and respect for history and culture. This will be discussed at the Tuesday City Council meeting.
