As both a contractor and remodel coach this is so very true. The complaints with the CA State Licensing Board regarding shoddy and unfinished work are many. When I give the cost of a job, it is the cost of the job. I am very clear about what might constitute a change order, thereby raising the cost of the original bid. I do not hide anything nor do I bid so I can bargain. I had a client ask, as we were signing a contract, if I could lower my cost by $900 since it was that much over their budget. I told them no, but we could take off any of the extras they wanted so as to lower their cost. They went with the original work and cost.

Contractors bid unrealistically low to get the homeowners’ business, knowing the homeowner may be inexperienced and uninformed and then find plenty of reasons to jack up the price after the contract is signed. Since it’s prohibitively expensive to fire the contractor once construction has started, the homeowner becomes a hostage to that contractor.

One of my favorite things: restoring a 100+ year old bungalow. Scaffolding up as we're removing all shingles to the second story and replacing with cedar, fire-proof new. The entire south side will be restored as when it's hot the sun is brutal on wood.

We are doing a complete re-wire, replacing the old k**b and tubing. Until we upgraded there was only light from a couple of lamps on the fist floor. There is now recessed lighting and oh, what happy clients.

This is a short yet good article on remodeling.hw.net as far as costs of remodeling projects. It says approximately 1/3 of job costs are labor and homeowners really don't think about this. Also, something homeowners want and have no idea of costs - workman's compensation insurance. Once you consider these 2 things as well as profit and overhead your budget could be quite unreasonable.
