Before & After | Balcony Restoration – Compass Pointe, Pasadena, MD

This balcony restoration is a great example of what happens when waterproofing is done correctly from the structure outward.

The existing railing system had deteriorated, allowing moisture to impact the assembly over time. We removed the old wood and vinyl railing system, replaced damaged sheathing, and rebuilt the balcony with a focus on long-term performance—not just appearance.

✔️ Removed existing rotted railing assembly
✔️ Replaced deteriorated roof sheathing
✔️ Installed new drip edge metal
✔️ Installed a Soprema Flintlastic 2-Ply Self-Adhered Waterproofing System
✔️ Ground out the existing mortar reglet and properly integrated new flashing into the masonry
✔️ Installed custom-fabricated 24-gauge counterflashing
✔️ Sealed all transitions and terminations with premium sealants where required
✔️ Installed new Fypon vinyl railing system
✔️ Installed new backer rod and sealant at adjacent window assemblies
✔️ Painted fascia trim for a clean, refreshed appearance

One of the most important details on this project was carrying the flashing system up the wall and into the masonry rather than relying solely on surface sealants. Proper flashing, counterflashing, and waterproofing details are what keep water out of the structure years down the road.

The end result is a balcony that not only looks beautiful but is built to manage water the way it should.

All in all, it turned out great, and we're proud of the finished product.

🏡 Project Progress Update – Exterior Renovation Underway

The siding portion of this renovation is really starting to come together, and the details behind the walls are just as important as the finished appearance.

This project includes a fully integrated exterior envelope system featuring a weather-resistant barrier, seam tape, new white trim, solid soffits at the rakes, and solid eaves designed to properly support an effective ridge ventilation system. Insulation baffles have also been installed to maintain a clear airflow path from the soffits to the ridge, helping maximize attic ventilation and overall roof performance.

We're installing CertainTeed Monogram D5 siding in Natural Clay, accented by Midnight Blue shutters, crisp white trim, and an upgraded exterior lighting package that will completely refresh the home's appearance.

What separates a quality exterior renovation from an average one isn't just the siding color—it's the complete system. Proper weather barriers, taped seams, ventilation components, moisture management, trim details, and installation practices all work together to protect the structure while improving energy efficiency and curb appeal.

Another roof in the books.

This homeowner chose the new GAF Timberline UHDZ® shingles in Charcoal, and the difference is noticeable even from the street.

In fact, while we were working, a neighbor stopped to ask why the roof looked different than his. His comment was simple:

"It just looks thicker and stronger."

He's right.

The UHDZ line features enhanced shadow lines, a larger laminated profile, and upgraded asphalt composition that creates a bolder, more dimensional appearance than traditional architectural shingles.

That was the question a neighbor asked us today while we were installing this roof in Severn, MD.

His exact words:

"From the ground, they just look thicker and stronger."

And honestly... he's not wrong.

Not all shingles are installed the same. 👀

This is what a proper 6-nail pattern looks like on a laminated architectural shingle roof. Clean placement. Consistent spacing. High nails avoided. Proper fastening where the manufacturer actually wants them.

A few nails may not seem like a big deal… until the first real windstorm rolls through and shingles start visiting the neighbor’s yard like they pay taxes there.

High nailing is one of the most common roofing installation issues we see, and it can absolutely affect wind resistance, warranty coverage, and long-term performance.

Details matter.
That’s the difference between “looks good from the driveway” and a roof system installed to perform.

Rain delays are over. Let’s work.

Today’s project takes us to Severn, Maryland for a full roofing system replacement using GAF Timberline UHDZ® shingles in Charcoal.

A lot of homeowners only see the finished color. What they don’t see is everything happening underneath it:

This week’s forecast for Pasadena is bringing:
