🤔 For those wondering how to easily tell a bonus room from a bedroom, feel free to reference the laymen's terms of my conversation with my client 15 minutes ago:

🤷🏻‍♀️ Client: Well my contractor said that if we add a bathroom on that side, we can call it a bedroom, but it has a closet, so...can it not just be a bedroom?

🤨 Me: Well...that depends, I guess. How close is the nearest full bath?

🫣 Client: It's in the hallway, but the kitchen, forms dining, breakfast nook, & laundry room are between the two...?

🤷🏻‍♀️ Me: So basically what you're saying is that you couldn't run nekked from one to the other without anyone noticing?

👀 Client: 🤣😂🤣 [between laughs] Well no--that would be a problem 🤣😂🤣

🤷🏻‍♀️ I mean, she laughed, but that's pretty much my thought process when I tell people the difference, so why not just come out & say it?? 🤷🏻‍♀️

These clients and their transactions are a classic testimony of the importance in choosing the right agent. This particular transaction was a DOOZY, but in the end, they were able to buy their dream home, and I was able to score them $15,000 in unexpected Seller Concessions!
