A damaged fascia opening is basically an open invitation for pests and moisture. Seal and repair it promptly before small visitors—or water—turn it into a bigger problem. 🦝🏠

Heavy pipe needs proper support. 👀🔧

This cast iron drain piping was observed poorly supported in the crawlspace. Cast iron is extremely heavy, and inadequate support can place added stress on joints and connections, potentially contributing to movement, separation, or leaks over time.

Support matters—especially with cast iron. 🏠🔍

Leaks don’t always happen where you can see them. 💧👀

This leaking water supply line was discovered in the crawlspace during the inspection. Even a small active leak can lead to moisture damage, deterioration, and conditions favorable for fungal growth if left uncorrected.

Another reason the crawlspace deserves a closer look. 🏠🔍

Standing water in the drain line. 👀💧

A low point, or “belly,” in the plumbing line can allow water and waste to collect instead of flowing properly toward the sewer. Over time, this can contribute to buildup, slow drainage, and recurring blockages.

That’s exactly why we run the sewer camera. 🏠🔍

Damaged conduit, exposed wiring. 👀⚡

Electrical conduit is designed to protect wiring from physical damage and exposure. When the conduit becomes damaged and leaves conductors exposed, the wiring is more vulnerable to moisture, impact, and deterioration.

Bitty found this one during today’s inspection. 🏠🔍

Door jamb rot can look like a small cosmetic issue, but it often points to ongoing moisture intrusion. Left unaddressed, the damaged wood can spread, weaken the frame, and create an opening for pests. A thorough home inspection helps catch warning signs like this before they become a bigger repair. 🏠🔍

Renovations can hide some interesting surprises underneath. 👀🏠

Unknown modifications were made to the floor framing, including areas where structural members appear to have been altered or removed. Changes like these can affect how loads are supported and transferred through the structure.

When structural framing has been modified, it’s important to determine whether those changes were properly designed and supported. 🔍

That little door inside your pool skimmer actually has a job. 💦👀

The weir door helps pull debris from the water’s surface into the skimmer and keeps that debris from floating back into the pool when the pump shuts off.

When it’s missing or damaged, your skimmer may not work as effectively as it should. 🏊🏾🔍

Service lugs are designed for one conductor unless specifically listed otherwise. Double-tapping can lead to loose connections, overheating, and a serious electrical hazard. Have a licensed electrician correct it. ⚡️🔍

Plumbing connections don’t last forever. 💧👀

Supply lines and shutoff valves can corrode and deteriorate over time. As that corrosion gets worse, the chances of leaks or failure increase—and an old shutoff valve may not work when you actually need it.

Replace deteriorated components before a small problem becomes water damage. 🔍🏠
