The other day I was showing a home to a couple from New Jersey. The back yard backed up to woods and just happen to be a pathway for Black Bear to come out of the woods and enter the neighborhood. In the real estate business you can never disclose too much to a buyer, so I told them about the bears. Well, they freaked out and were out the door.
I would like to ask you, my friends, do you think since Black Bears have proven not be dangerous to humans, do you think I was doing the seller a disservice by treating this as a material fact and letting the potential buyer know that Bear exist?
