I keep hearing "waiting on the Fed to reduce rates" when talking to potential buyers.
The thing many people don't realize is the Fed rate is NOT mortgage rates. It's safe to assume if the Fed rate moves significantly, we would see a significant change of interest rates in general.

The reality is, many lenders actual raise or lower rates in anticipation of Fed rate changes. That means when the Fed rate changes, mortgage rates could actually go the opposite direction.

You know what else changes in anticipation of rate changes? HOME PRICES
If you're trying to time the market based on Fed rates, you're likely wasting more time & money than you're doing any good.

I often see people wanting to buy homes in mountains or hills to escape the risk of tornadoes & hurricanes.

Fact: Flooding & heat are more deadly on average than tornadoes & hurricanes.

If you’re someone looking for a home based on fear of tornadoes & hurricanes, you should do a significant amount of research on flooding. These areas are often at risk of catastrophic flooding . A few inches of rain can cause water to rise 20+ feet in a matter of minutes due to runoff.

You should at bare minimum look at getting flood insurance even if it’s not required. We have seen flooding multiple times over the past few years in areas that are lower risk.

I can’t wait for all the people underestimating Pensacola Beach Thursday-Saturday 😅. (Especially Saturday)

I just know some poor souls will roll out of bed at 9am thinking “great day to go to the beach!” 🛑

They’re gonna get that tan they’ve been waiting on…. From the sun beaming through that windshield as they sit in traffic. 🌞 🚘

Gulf of Mexico or Gulf of America? Doesn’t matter, you’re not gonna get close enough to see it 😩

My advice? Go around midnight-3am or don’t go at all. If you think I’m joking, head that way after sunrise & you will wish you followed this advice!

Y’all can have it, I’m going to TN for the weekend 😎.

I had a seller want to reschedule a showing today because “it’s the 4th & don’t want interruptions”.

This seller has been concerned there hasn’t been enough showings & concerned the home isn’t going to sell soon.
I’ve pushed marketing to gain more attention & it seems to be working.

I had to immediately call & cancel the showing because it was 2 hours out.

That buyer no longer wants to view the home.

That goes to show how the market has changed. This seller potentially missed a serious buyer because they didn’t want to accept a minor inconvenience.

If you have a home on market or thinking about putting a home on market, this is something you should really consider beforehand. It’s not 2020-2023 where you’re likely getting multiple offers in a short time.
You HAVE to make every opportunity count because that one person turned away could’ve been your buyer.
