Here’s why timing matters: our concrete here in the Valley goes through serious heat cycles. A coating applied when temps are in the 60-80°F range (right now) cures harder, bonds better, and lasts longer than one done in the middle of July.

If you’ve been putting off doing your garage floor, this next 8 weeks is your window before summer heat kicks in.

Things to ask any contractor before booking:
- Do you grind the concrete before applying? (If not, walk away.)
- What coating system do you use? (Polyurea = better, standard epoxy = shorter lifespan in AZ heat)
- Do you offer a warranty?

Most garage floors fail because people use the wrong coating for Arizona heat.

Between 115° days and monsoons, most epoxy just doesn't last. It peels, hot tires pull it up, and you're back to stained concrete.

This floor was rough – stained, cracked, dusty. We put down a polyaspartic flake system that's actually rated for our heat and UV. Huge difference.

If you're planning to coat your garage floor in Phoenix, don't do it in July.

Most DIY epoxy kits cure too fast in 115° heat. You get bubbles, uneven finish, and it starts peeling within months.

Best time? Late fall through early spring when temps are 60-85°.

We use polyaspartic systems year-round because they're rated for Arizona heat, but if you're thinking DIY, timing matters.
