This week’s Revive 25 is all about The Zipper. One of many projects with Guerrilla Development, this building built on a former used car lot on Sandy Boulevard. This new one story commercial building contains four micro-restaurants, a bar, one retail tenant and a coffee shop. All tenants share an interior dining area that opens to an exterior plaza. The highlight of this building is the incredibly unique facade design. Vertical fins, aka the zipper, create lenticular artwork when viewed from a various angles.

This week’s Revive 25 features a project that hits very close to home: our very own BSA office! Previously a vacant auto service station and showroom, the building is now home to multiple offices and micro-retail spaces along Sandy Blvd. The building boasts a hidden gem interior courtyard, which was created by removing the center portion of the existing building. The decking was repurposed as the siding of the new walls of the courtyard, and all courtyard-facing spaces were given large overhead doors that open into the lush courtyard. Extensive landscaping was added, growing over the years, to convert the once cold interior to a lively environment for all tenants to enjoy.

We’ve always considered ourselves housing infill specialists, but with the adoption of Portland’s latest zoning codes, RIP 1.0 (which allowed increased density) and RIP 2.0 (which allows a wider variety of housing typologies, including Cottage Clusters), we’ve been able to help deliver more small affordable homes to Portlanders than ever before!  From clever staggered townhouses that differentiate each unit, to units that are technically attached but live like a detached home, to truly detached houses, we’re proud to say that we’re always at the forefront of the latest housing options in Portland.

Originally founded in Hood River, pFriem Family Brewers has opened a new location in the historic Milwaukie City Hall. What was once the fire station and city hall offices is now a two-story restaurant featuring three custom curving bars, three distinct dining areas, a full commercial kitchen, and basement storage. We loved finding ways to celebrate the restaurant’s former fire station history. For example, the bar designs incorporate the existing fire pole, now being used to hold the bar tap lines. The fire station overhead doors now provide an open air connection to the outdoor seating patio. And the fire station driveway is now a large covered outdoor seating area.

pFriem offers full lunch and dinner service from 11am-9pm. Stop by, grab an award-winning beer and delicious food, and enjoy this stunning space!

This nearly century-old building was once Milwaukie City Hall, home to Milwaukie’s city offices, fire station and public events. When Milwaukie decided to build a new location for their city hall, they aimed to convert this historic building into a new bustling food hub for the city to enjoy. Now the Milwaukie City Hall houses pFriem Family Brewers and Keeper Coffee, as well as an office space on the second floor.

Transforming a historic civic building into a food hub was no easy task. This upgrade required nearly a full interior gut remodel - from adding two new stairs, to adding commercial kitchens, to all new building systems. Much of the historic 1930s charm was recovered, and the walls are now adorned with PNW and Milwaukie themed art. The beautiful historic exterior remains largely untouched, with only small upgrades like the addition of exterior dining patios, restoring the original front doors, and a new entryway mural.

The Heist has been nominated for a 2024 DJC award - wish us luck!! In the meantime, here are a few more incredible photos at The Heist. This is truly a one-of-a-kind restaurant experience bringing food, art and community together. Our goal was to redefine how people think about a food cart pod and we'd say we succeeded - this is truly a food cart pod like no other!

The Oregon Pacific Building, a vintage gem in downtown Portland, was built in 1896. It was remodeled into a department store in the 1940s and has been vacant since 2010. BSA is responsible for the building’s modern upgrades, including a seismic upgrade, a green roof, and rooftop solar. Occupancy is targeted for mid-2025. A few teaser shots from as we finish up the interior portion of the project! We don't want to give anything away just yet, but just know that this building is jam packed with surprises, cool design details, and lots of reminders of the building's bank history (complete with an actual bank heist that occurred several decades ago!). The food cart pod is open now, with the interior renovation set to finish soon!

Brett hosted some UO architecture students for a talk about the profession and a walking tour of a handful of local projects along Sandy Blvd we completed with our longtime friend, Kevin Cavenaugh of Guerrilla Development. The Atomic Orchard Project, when completed, will have 49 units, 40% of which will be affordable. Other projects toured were Han Oak, The Ocean, New New Crusher Court, and The Zipper.
