We've been busy working on our new project and i haven't had time to post. The heavy demolition is done and we've reframed to back portion of the house including the three story stairwell. most of the interior framing is complete and we're moving along with massive door and window framing. We also removed most of one side of the roof and await the delivery of our 30 foot ridge beam so we can build one of the dormers. soon we will add 2 1/2" of insulated exterior siding and insulated sheathing for the new roof.

the beginning of a new project. taking down all three stories of the back 8' feet of this old house to get to the foundation. it was falling off the main structure. we will build again the same footprint. the house is 100% gutted allowing us to build the architects vision for the place.
there will be a fair amount of structural work, some creative salvage, air sealing, insulation, all modern systems. we will be building all of the custom casework too.
this is what we do. working in old houses is challenging and it's always cool to see the vision come to life over the months of a project.

Wow, It's been almost a year since we have posted anything. We've been super busy. The farmhouse in Cumberland is long completed, the homeowner has settled in and things look great.
We just finished a house in Cape Elizabeth and hopefully we will have some photos soon.

So, it's been awhile since I've posted anything about our progress on the farmhouse.
There's been a ton happening and things are progressing nicely.
Most of the siding and trim is complete on three sides. Finally, the excavation work for the basement is finished and the stem walls and slab got poured. This ended uo taking about a month, which is slower than we wanted, but finally we are able to frame the new sections, which we are currently doing and should have finished by the end of the week.
The new leach field has been dug. Septic in and seeded for grass.
The walls for the first floor, floor system for the 2nd floor are and the subfloors are complete too.
Next week we frame the upper walls and roof sections, which will allow the roofer to do his thing.
Coming up soon we have electrical, plumbing and insulation.
We get a lot done for a crew of three people.
I've added descriptions to the photos as well.

We've had a big week at the farmhouse. We've framed for all of the new windows, wrapped the building in blue skin, which is a v***r and air barier. and flashed the openings. When the windows arrive, we should be able to install them right away. All the interior walls have been strapped with 2x material to allow for more dense pack insulation and also drywall. We spent some time cutting the connection between the main part of the house and the ell which is being removed. GLB is on site with his excavators tearing it down and this weekend he will start digging for footings, new basement. With a little luck we will start pouring the new stem walls and the garage slab on Monday. It's great to be putting it back together.

Updates from the farmhouse:
We have all new joists and subfloor on the first floor and new supports where needed underneath. The water filtration tanks for the well are installed, but not yet active.
We had to replace some sill and rebuild an exterior wall.
We've framed for all new windows and started horizontally strapping the walls with 1 1/2"x 1 1/2" , which allows for more dense pack insulation and creates a straight plain for drywall. All of the exterior sheathing has been nailed back in and replaced where needed. We keep filling dumpsters, but at a much slower rate.
Next week should be big. The excavator is going to pull down and haul away the existing ell. We are hoping to re-use the stone foundation pieces for porches and steps elsewhere. Soon after that he will start digging and prepping to pour the new foundation and we can build the addition.

Today was a good day in the farmhouse.

We stripped more of the first floor, removed the old floor system and re-framed for the subfloor tomorrow.
One of the cool things about the job is constantly learning new things and implementing them to be more efficient as you move forward.

Under the painted pine original floor and the wide pine barn board sub floor we uncovered remnants of a newspaper from 1857. Largely unreadable and damaged, it is still beautiful and fascinating.

Under the floor at the bay window we discovered zero insulation and the ground directly under the floor. Must have been pretty cold.

Pro tip: When insulating cold spots in your floor from beneath. Do not use your old underwear...
