A little appreciation post..
We just closed on the sale of Sagamore Grove, bringing a 2+ year project to an end 🙏🏻.
The background: We first made an offer on this property in November 2023. We were outbid, coming in 2nd of about 15 offers. But the first offer fell through since it was contingent on city approvals. The agent came back to us and we made an offer $200k above asking with no contingencies 🤦🏻♂️. Shout out to our private lender for believing in our business model and taking a chance on our first new construction project.
Offer accepted, we closed in January 2024. Close to 100% of this property was within the wetland buffer. At this point, we engaged the awesome guys at Altus Engineering to work with the City for the approvals needed. Wetland scientists, architects, surveyors, engineers, presentations, rejections, etc. 11 months later…..permits!! We hired an amazing builder, , to complete the build start to finish. Mike knocked down the old cottage in about an hour 🤣, and prepped the site for the build.
This was the fun part. Passing the project off to the pros. We just had to design the interior and sell it 🤙🏻. Shout out to , , Atlantic Plumbing, , Natural Stone Plus, Xtreme Flooring, and all of our contractors.
This was such a fun/challenging project and we learned a TON. All to set us up for our next project(s) and to grow the biz.
Huge shout out to and the kids for their continuous support. Just last night I missed dinner and was out digging holes in the dark to satisfy the City for our CO. But it’s, by far, my favorite part of the job to bring the kids through each house to watch the project evolve. Love you guys.
So after 2+ years, and the most amazing house we’ve ever worked on, we pass the touch to the new owners. On to the next one..let’s go! 🚀
