I have been involved with multiple major home renovations and have a lot of experience in dealing with contractors (own rentals) and have worked with multiple trades over the years. We recently moved to the state, so all my prior contacts were no longer valid. I met with 9 contractors to for an extensive attic remodel that would require multiple trades (HVAC, Plumbing, Electrical, Carpentry, Finish Carpentry, drywall/pain, etc) I figured that I would start rebuilding my contractor portfolio and wanted to see different design ideas, pricing, turnaround times... That's how I met Lynn and the gang! Out of the 9 contractors that I met, 7 quoted out the job and gave their ideas on the remodel. Prices varied widely but most of the contractors designs were generic. Lynn was the only one to think outside the box and was able to gain us an additional 70sq ft, where all the other contractors wanted to take the cookie cutter approach (straight knee-wall all the way across the room). She also has an eye for design and loves to take wasted space and turn it into usable built-ins and eye-catching design. She was the only contractor to bid that wanted to remove the small builders grade windows and install larger windows to increase the natural light in the attic. I know what you're thinking now... how much more did that cost? Answer --> nothing! She was middle of the pack on her pricing and we received so much more than every other contractor. Also, she will give you options to help with costs. She gave us the option of keeping a skylight or tube lighting to add additional natural light to the new bathroom, or saving $500 if we didn't want it (we kept the skylight)! There are a ton of little things that I can't go into that Lynn and gang do that add value! They used foam insulation (which on paper is more expensive) but the other contractors were going to have expand the roof framing to add enough insulation to meet code. We got a much more efficient attic and noise reduction on top of it :) We had friends that completed an attic install also, and they are blown away by the fit/finish that we received vs. their attic. From the built-ins to the storage bench seating, I'm so happy with our space and knowing we got our $$$'s worth! The only complaint I have looking back is how long it took to get our quote. Lynn was one of the 1st that I called to quote but was the last quote I received. I know now that it's because of the design and actual material costs that they use to get an accurate pricing. She will actually draw-to-scale your design and will use that drawing to submit for building permits. It definitely takes longer doing it this way (especially when some people would submit their quotes next day) but in the end, if that's all I have to knit pick, you are doing something right! Needed an unfinished attic completed, added a full bath, removed dual hot water heaters and moved to tankless, mini-split hvac installed in attic, upgraded elec service, master bath closet shelving installed.
