Grading issues outside of this garage led to water damage on the load-bearing wall, causing significant deterioration of the sill plate, bottom plate, and even a few studs. This resulted in a 3” sag from the corners to the lowest point in the roof line. To address this issue, a string was run and the roof was jacked up to restore its original alignment, thereby relieving the load on the wall. With temporary support in place, the damaged area was then excavated, and all compromised wood was removed and replaced with suitable materials.
With the alley so close, correcting the grade issue that caused the problem was not really an option. Our solution included proper flashing, paired with a “French drain” system and using all pressure treated material to insure that our customer does not have to worry about this issue occurring again.
This spring when we are back to handle other projects, we will be installing seamless gutter in this area to match the rest of the house. This will reduce the amount of water that our French drain needs to accommodate, to further ensure that no future problems arise.
