Current rehab, downtown cape cleared with a new roof. Met with the electrician this week and hopefully he will be starting soon on electrical! The electrical needs to be upgraded to 200 amp. And the panel will need to be moved. We will turn this into a rental. It’s near Virginia Union University & not far from VCU so possibly a student rental.

Decision time!! 😳 I will be breaking ground sooooon and I got quotes back for siding. It has to be hardy plank because that’s what the city of Richmond is requiring with my special use permit. I am leaning toward the bump out being in the wood style siding which is made of hard plank. It’s probably about $5000 more per house for the wood on the bump out. I’d it worth it?? Or should I go with all one color and just board and batten style siding? Or should I make the bump out black/charcoal, which is no extra cost. I like the wood because it adds a little bit of a natural element to the modern look. With it being a modern style I wanted to go with black white or gray. And wood seems to be the only other thing that fits with that. The two duplexes will be built side-by-side. So I don’t want them to be identical. Let me know which TWO house styles you like the best. Also should I use black metal railings or wood? Give me your vote for your two favorite styles? Or if you have any other suggestions, let me know.

So many powerful takeaways from my latest read, ‘The Compound Effect’ by Darren Hardy. A huge shoutout to I absolutely love being part of book club! There’s something incredibly motivating about coming together, sharing insights, and talking through the lessons that really hit home.

Last month we read ‘The One Thing’, and that book truly shifted my focus. It helped me identify the ONE goal that mattered most this year, and I’m now so close to achieving it. A goal that, just last year, I wasn’t even sure I was capable of.

Looking back, it wasn’t lack of ability holding me back…it was fear. Fear of failing. Fear of not being “ready.”

This time, I chose differently. I cut out the distractions, eliminated what wasn’t aligned, and committed to the process. No overthinking. No waiting for perfect timing. Just consistent action. Which also is a key topic in ‘The Compound Effect’. The power of taking consistent action. Not always big action. Just consistent action.

It’s amazing what can happen when you stop letting fear make the decisions. And just take action.

Just closed on this property last week!! Another cape!! 😆 I am on a roll with these capes!! I kind of like the interesting bump out with stone stamped concrete façade. who helped us close this one!! Thanks girl!! 🎉 Picked up this one for less then $100 sf! The house is almost $2k sf! It is probably one of my closest rentals to downtown. It is right off Brooke Road near Virginia Union University. It will probably make a good university rental. I have never done rent by the room, but I think that would probably rent really well by the room. 🤔The whole upstairs is about 700 ft.²The house already has two bathrooms and a lot of the plumbing is new. It needs electrical updates and new roof is being put on today. There are Wood Floors throughout but some have been damaged by the leaky roof. I have contacted a furniture remodeler and they are going to pick up some of the wood furniture to refinish. I’ve also sold the cast-iron wood stove inside and hopefully should be able to sell the shed in the back. I hope to put an ADU in the back. There is a car mechanic place next-door, but it’s for sale so hopefully something new will be built there. There is so much potential with this one!! excited to bring it back to life!

This might just look like a survey but it’s been a long work in progress!! A year in the works to get the SUP (Special Use Permit) approved to split the lots and get approval to build not just one duplex but two side by side! I had to drive all around yesterday to finally get this official survey stamped for recording. 🎉 Breaking ground hopefully sooooon!!!

This cozy little cape is ready for its next chapter. Located just off Forest Hill Rd, it's transformed into a charming home with modern kitchen and baths. Love two-panel doors and wood floors which add to the character of the home. We omitted the window in the dining room to add a door that exits to some outdoor patio space. Hopefully this weather improved so we can add some landscaping out front. Fingers crossed it gets rented by Christmas!

Just closed on this property last week and starting renovations this week! I'm calling this one the crazy cape – with the massive open-concept downstairs and separate living spaces (upstairs and down), solar panels, extra lot, and cinderblock garage. The possibilities are endless! This house is in Montrose Heights and I think this will appreciate well. Excited to see what we can do with this property!

Just got this ugly little cape under contract. I’m on a roll with fixing up capes. This is I think my 7th. 3rd in the past year. I wish it had dormers, but it still will look cute with a refresh on the front. AI helped me create a simple little image of what I want to do to the front. Swipe right to see that. It’s not too big and the rehab has already been started by somebody. So hopefully we’ll have this one closed in the next month and we can start the rehab and have it finished before Christmas. The property is just off Forest Hill Avenue. On the edge of Woodland Heights. Paid more than I would’ve liked for this one, but we have big plans for putting in an ADU (Accessory Dwelling Unit in the back, down the road. The back has all access which would be great for adding in an ADU. It’s getting hard harder to find land for new build so the plan is to add ADU’s to the back of city rentals that have large lots with rare access.

Just finished this cute little cape and listed for rent. 5 bedrm, 3 bath! Lots of great space in this house with a fenced yard and shed in the back. This house needed everything but is a brand new house for new renters! New roof, new windows, new hvac, new kitchen, baths, new floors, & lots of paint!!

I'm so glad I could make it to this special meet up! My friends just bought this stunning historic mansion in downtown Richmond, and are using it for commercial space with three air bnbs. They hosted the Aug real-ish estate Investor meet up, organized by & Kevin, which was also a back to school drive. Hundreds of backpacks with school supplies were collected for kids in need! It was an amazing event for a great cause. I'm constantly inspired by my incredible network of investor friends. Can't wait to see how .co grows with this new space!

Phew! Made it again! Guests are so unpredictable even when you give them the most personalized (&professional) service and attention. You never know if you’re going to get a crazy person in the mix that might mess up for your super host status that you have worked so hard for. I’ve had a lot of great guests. But I have had some silly request and some super messy guests. So it’s a little bit of jumping hoops in between guest to get the place looking top-notch again. Sometimes a bunch of yes’ing guests and giving them what they want when things go wrong. Being a host isn’t for everyone & some people have no idea what goes into it when they start. But I pride myself in providing a quality stay. I am a picky person & trying to keep it up to my standards. On the downside when I travel now I am the worst critic! 🤦🏻‍♀️
