A lot of homeowners don’t realize there are local programs that may help cover the cost of necessary home repairs, including certain electrical repairs.

Programs are available through Monroe County, the Town of Greece and the Town of Irondequoit. Each program has its own income requirements, property requirements and funding availability, so homeowners will need to contact the program directly to see whether they qualify.

These programs are generally for needed health and safety repairs, not cosmetic upgrades.

I work with these programs and can provide estimates for electrical work that may be included as part of an approved project.

Funding can be limited, and some programs may not currently be accepting new applications, but it is still worth reaching out and asking about current or future availability.

News 8 shared a story this morning about a home in Victor that was struck by lightning. The strike caused breakers to trip, arcing on the outside of the home, and damage to outlets and switches.

A lot of people assume if they reset the breaker and the lights come back on, everything is fine. Unfortunately, that’s not always the case.

If your home is hit by lightning, or even if it strikes very close by, keep an eye out for things like:
• Breakers that won’t reset or trip repeatedly
• Flickering lights
• Outlets or switches that stop working
• Burning smells or scorch marks
• Electronics that suddenly fail

Sometimes the damage is obvious. Other times it isn’t.

If you think your home may have been affected by today’s storms, I’d be happy to take a look and make sure everything is safe.

A breaker can look fine from the front of the panel, but that doesn’t always tell the whole story.

This one had visible damage once it was removed.

Breakers are safety devices. When they’re damaged, worn, overheating, tripping repeatedly, or just not acting right, it’s worth having them checked instead of ignoring it or constantly resetting them.

A few signs to pay attention to:

• Breakers that trip repeatedly
• Flickering or dimming lights
• Warm or buzzing electrical equipment
• Burning smells
• Outlets or circuits that randomly stop working

Small electrical issues can turn into bigger problems if they’re left alone.

If something in your home’s electrical system doesn’t seem right, feel free to call or text.

Outdoor projects go a lot smoother when the electrical side is planned early.

Pools, hot tubs, sheds, garages, outdoor outlets, and backyard lighting all need the right setup before everything gets finished around them.

It’s always easier to plan the electrical work before landscaping, concrete, fencing, or final grading is done.

If you have an outdoor project coming up this summer, feel free to reach out.

This time of year, a lot of homeowners start planning how they’ll actually use their outdoor space this summer.

Maybe it’s better lighting for the backyard. An outlet where you need it. Power for a pool, hot tub, shed, workshop, or outdoor entertaining area.

The best time to plan outdoor electrical work is before the summer schedule fills up and before landscaping, concrete, or other projects are finished.

I’m currently working on a project that includes power for a new pool installation, and it’s a good reminder that many outdoor electrical improvements are much easier to do during the planning stage than after everything is complete.

If you’ve got an outdoor project on your mind this year, feel free to reach out and discuss your options.

Not every electrical problem is obvious.

I recently came across a panel with signs of moisture intrusion and corrosion. In this case, a breaker needed to be replaced and further investigation was needed to determine where the water was coming from.

Water and electrical equipment don’t mix. Corrosion can lead to nuisance tripping, equipment damage, and reliability issues over time.

Some common warning signs include:
• Flickering lights
• Breakers that trip unexpectedly
• Rust or staining around electrical equipment
• Moisture near the panel
• Burning odors or discoloration

Most homeowners never look inside their electrical panel, which is why these issues often go unnoticed until a larger problem develops.

If you’ve noticed anything unusual with your electrical system, feel free to reach out.

Summer outages hit a little different when it’s hot out.
When the power goes down, people start thinking about refrigerators, freezers, sump pumps, internet, medical equipment, and just being able to keep the house comfortable.
A lot of homeowners wait until after an outage to start looking into generator options, but the better time to plan it is before you actually need it.
If a generator has been on your mind, feel free to reach out.
