Some people leave the jobsite covered in dust.

Others leave like they’ve got a soundtrack.

“You can’t walk plans unless you look fabulous.”

Field-tested. Sun-approved. Hair… fully released.

Turns out, standing out looks good on everything.

Today’s framewalk at Blossom Ridge in Orangevale shows it.
It fits the neighborhood, but still stands out.

32 lots. 5 plans. Built for this place.

Two residential neighborhoods.
Approved by the City of Folsom.

We partnered with to move these communities from concept to entitlement, navigating strict architectural guidelines, coordinating closely with City staff, and designing homes that feel fresh while still grounded in production realities.

Approval is not just about drawings.
It is about alignment with the City, the builder, and the market.

We speak builder.
We manage approvals.
We design product that sells.

That is architecture that connects cities and builders and turns ideas into approved communities.

If you are planning your next neighborhood and need a partner who understands entitlement, production, and product strategy, let’s talk.

Color has the power to transform, inspire, and define the spaces we live in. 🎨

Sherwin-Williams' Colormix 2025 introduces four visionary palettes, each reflecting the way we connect with our surroundings—whether through nature, history, bold self-expression, or the warmth of community.

Chrysalis – A soothing palette rooted in organic materials and earth-toned neutrals, creating spaces that feel restorative, timeless, and effortlessly connected to nature.

Paradox – A rebellious blend of dopamine-inducing hues, bold contrasts, and unexpected pairings. This palette challenges traditional design and encourages a fresh perspective.

Wellspring – Inspired by craftsmanship, history, and cultural heritage, this palette brings warmth, richness, and artisanal depth to interiors through textured finishes and layered color.

Kindred – A reflection of human connection, this palette embraces comfort, inclusivity, and warmth with soft, inviting hues designed to create spaces that feel like home.

These palettes go beyond aesthetics—they tell a story. Whether you're drawn to the calming neutrals of Chrysalis or the energetic vibrancy of Paradox, there's a color journey for every space. Which palette speaks to you? Let us know in the comments and save this post for future inspiration!

Recap: Winning Product Strategies in Build-to-Rent

At ZondaHome's Build-To-Rent Conference, we had a fantastic discussion about how is filling critical gaps in the housing market and shaping the future of . Here are some key takeaways:

🏡 BTR Serves the Missing Middle
Build-to-rent provides a crucial housing option between traditional multifamily apartments and single-family rentals in for-sale neighborhoods. It meets the needs of those looking for more space, flexibility, and community—without the commitment of homeownership.

🌇 Patchwork Planning vs. the “Sea of Same”
To avoid monotonous communities, we discussed patchwork planning, which intermixes different lot sizes and product types within a development. While implementation can be challenging, a solution is larger pods of similar products dispersed throughout a community. In a “try before you buy” model, BTR can integrate with for-sale neighborhoods, allowing renters to experience a community before deciding to buy there.

🤝 BTR & For-Sale Builders: A Natural Partnership
BTR communities offer a pipeline of future homebuyers, creating a huge opportunity for partnerships with for-sale builders. By incentivizing renters to purchase homes nearby, BTR can support long-term community growth.

🎨 Can Be Simple & Beautiful
Affordability doesn’t have to mean sacrificing design. Thoughtful materials, color, texture, natural light, and balanced proportions create beautiful, cost-effective homes. The key is simplicity—quality over excess. A unified landscape palette with mass plantings, rather than a scattered approach, ties it all together.

🌿 Outdoor Space Matters
Yards and private outdoor areas set BTR apart from traditional multifamily. Even a small outdoor space—like an outdoor room—can provide functionality and a sense of home.

🏘️ The Power of
BTR thrives on thoughtful design and gentle density that bring people together. When done right, these communities foster belonging, connection, and a true sense of home.

🚤 : Making Space Count
BTR doesn’t have to be big—it’s about efficiency and purpose. We drew parallels to yacht and Airstream design, where every square inch is intentional. Well-planned small spaces can feel just as livable as larger ones.

Great conversation, great insights, and an exciting future for BTR! What are your thoughts on where the BTR market is headed? Let’s keep the conversation going.
