What actually counts toward a home’s square footage?

The total square footage includes finished, heated living spaces such as bedrooms, bathrooms, kitchens, living areas, hallways, closets, and interior stairs.

Garages, covered porches, patios, unfinished basements, and unfinished attics are not included.

When a plan includes an optional bonus room, that space is also excluded from the total square footage. Its square footage is listed separately on the plan page so you can see the additional space available if finished.
