Type 2 Fiber-Modified Aggregate Slurry Seal
The philosophy is simple: stop repeatedly painting pavement black and start building the wearing surface back up.
Some pavement is simply too rough for a thin sealcoat, but a complete grind-and-repave may not fit the property owner’s current budget.
That was exactly the case with this parking lot.
The existing asphalt was:
✔ Heavily oxidized
✔ Cracked throughout
✔ Full of surface voids
✔ Rough and inconsistent
✔ Worn from years of traffic and weather
A traditional sealcoat could have made it black again, but underneath that thin coating, it would still have been the same rough pavement.
So instead, we resurfaced it.
What We Installed
We applied a fiber- and polymer-modified Type 2 aggregate slurry seal made with:
✔ Rubberized asphalt emulsion
✔ Approximately 1/4-inch graded aggregate
✔ Crumb rubber
✔ Structural reinforcing fibers
✔ High-strength polymers
✔ Portland cement
✔ Mineral fillers
✔ Performance additives
Everything is mixed continuously on-site and adjusted to match the pavement, temperature, traffic needs, and existing surface condition.
More Than a Color Change
We are not simply spraying something black over the asphalt.
We are spreading actual asphalt binder and actual rock aggregate across the pavement to:
✔ Fill surface voids
✔ Add body and texture
✔ Cover rough, weathered asphalt
✔ Improve surface consistency
✔ Create a new asphalt-and-aggregate wearing layer
Sealcoat has its place, but it is a much thinner surface treatment. It gradually wears away under traffic, sunlight, and weather.
Slurry seal takes a different approach.
Instead of repeatedly paying to recolor the same pavement, we add real material back to the surface.
A Stackable Pavement System
One of the biggest advantages of slurry seal is that it can become part of a long-term maintenance plan.
When the pavement eventually shows normal wear, we can:
1. Clean and prepare the surface
2. Repair the isolated areas that actually moved or failed
3. Apply another compatible slurry layer over the existing system
Then the process can be repeated again during a future maintenance cycle.
Every layer will wear and compact over time, and slurry is not structurally equal to several inches of hot-mix asphalt. But each properly designed maintenance cycle continues renewing the wearing surface and adding asphalt binder and aggregate back to the pavement.
You are building on what still works instead of starting from zero every time.
Why Not Just Grind and Repave?
Sometimes repaving is absolutely necessary.
If the base has failed, the pavement is unstable, or the damage is structural, the failed areas need proper asphalt and base repair.
But repaving does not eliminate future maintenance. New asphalt will still oxidize, crack, and eventually require:
✔ Sealcoating
✔ Crack sealing
✔ Localized patching
✔ Dig-outs
✔ Future resurfacing or an asphalt overlay
Repaving resets the clock. It does not stop the clock.
When the existing foundation is still serviceable, it can often make more sense to repair what actually failed, preserve what is still carrying traffic, and continue building the wearing surface through properly designed slurry maintenance layers.
In our opinion, that is often the most practical and cost-effective long-term approach.
The Pavement Should Decide the Product
Not every property needs the same mix or application.
The aggregate size, oil content, fibers, polymers, mineral fillers, additives, consistency, and application rate can all be adjusted based on:
✔ Existing pavement condition
✔ Traffic and vehicle weight
✔ Cracking and deterioration
✔ Low areas and surface imperfections
✔ Desired texture
✔ Required build-up
Type 1 provides a finer, smoother texture.
Type 2 uses approximately 1/4-inch aggregate and creates a heavier wearing surface.
Type 3 uses larger aggregate where more build-up, pre-leveling, or restoration is needed.
Different gradations can also be blended or installed in separate layers.
The Finished Result
After the slurry cured, the parking lot was freshly restriped and the ADA markings were restored.
The goal was not simply to make the old pavement black again.
The goal was to:
✔ Repair what needed repair
✔ Add material back to the pavement
✔ Restore the wearing surface
✔ Preserve the existing foundation
✔ Create a surface that can continue to be maintained and built upon
Do not throw away a good foundation just because the top looks rough. Repair what failed, preserve what still works, and keep building from there.
