As 2024 comes to a close, we’re reflecting on Mogavero Architects’ journey and milestones since our founding in 1979 by David Mogavero. Over the years, we’ve remained committed to sustainable, community-focused design, with key milestones including:

- UC Davis Segundo, our first student housing project, winning the PCBC Gold Nugget Grand Award for Best Apartment Project.
- Metro Square demonstrating the viability of infill housing in the Central City.
- Award-winning projects like 805 Riverfront and 7th & H.
- Transformative urban developments like Southside Co-Housing.

Our story continues with exciting opportunities ahead under Renner Johnston’s leadership. We look forward to building on this legacy in the years to come. Thank you to everyone who has been a part of this journey with us!

Discover 805 Riverfront, recently spotlighted in the Sacramento Bee and winner of the ENR Best Regional Project Award. This groundbreaking multifamily, mixed-use community features 285 residential units and 8,000 square feet of ground-floor retail space, all strategically located between Sutter Health Park and the Sacramento River.

This week, the Mogavero Architects team took a field trip to Broadway 39, our newest senior housing project in Sacramento’s historic Oak Park neighborhood. This visit allowed us to see the finished project firsthand before residents start moving in next week.

Broadway 39 is a continuation of our longstanding partnership with The Related Companies of California, following the success of The Arbors, a 56-unit affordable senior rental community completed in Oak Park in 2013. The new development is thoughtfully designed to integrate seamlessly with its predecessor, creating a cohesive campus that will be jointly operated to support the senior population.

The project features 44 residential units, including 12 specifically reserved for seniors transitioning from homelessness. With an onsite social services office, a live-in maintenance manager, and units tailored to senior living, Broadway 39 is set to provide not just housing, but a community for those who need it most. We’re proud to be part of this effort to address critical housing needs in Sacramento.

We’re excited to share that The Heights on Stockton Blvd is now home to its first residents! This project, designed by Mogavero Architects, developed by , and constructed by , brings a unique, family-focused community to Sacramento.

With 75% of the units being 2- and 3-bedrooms, this development is thoughtfully tailored to the needs of families. What sets The Heights apart is its response to the surrounding single-family neighborhood—featuring diverse typologies, including larger family and accessible units, offering a mix rarely seen in affordable housing due to cost constraints.

This community reflects its environment, offering two publicly accessible parks and patios for all ground-floor units. We’re already seeing residents make the most of their outdoor spaces, adding personal touches that bring warmth and life to the development.

Coming off an exciting Housing California conference, the team at Mogavero is inspired by the work being done throughout the state to create affordable housing!

We are particularly proud of our city of Sacramento as we lead the charge in overcoming barriers to affordable housing with a proactive "more of everything" approach. By removing politics from the approval process and embracing a streamlined approach, Sacramento is experiencing a surge in housing construction.

We are sad to announce the recent passing of our dear partner of more than 30 years, Michael Notestine. Mike was a native of Northern California.

He served in the Air Force guarding ICBM silos in North Dakota where he met the love of his life, Kathy Moen. After military service, marriage to Kathy, and Planning School, Mike spent several years at the Sacramento Housing and Redevelopment Agency (SHRA).

In the late 1980s, Mike went into private planning practice. Shortly thereafter, he sought out help with the urban design element for a Master Plan for Downtown Roseville. This endeavor led to the formation of a partnership with Craig Stradley and David Mogavero in 1990.

For over 25 years, Mike provided planning services to many Northern California communities. His work shaped places throughout the region including Bakersfield, Visalia, Chico, Willits, Grass Valley, Locke, Redding, San Rafael, Woodland, Yuba City, in Sacramento for Central City Urban Design, the R Street Corridor, Oak Park, Fair Oaks and Antelope/North Sacramento. This work was nearly always for redevelopment of existing neighborhoods, downtowns, and broader existing communities and often involved large, charette-style community engagements.

Mike was also an avid participant in the well-being of his community. This was most significantly manifested with his tenure for 21 years on the Sacramento City Planning Commission where he gained the respect of staff, elected officials, his Commissioner peers, and the real estate community for his balanced and thoughtful leadership. Perhaps most importantly, Mike was the emotional mainstay of our practice and many community-wide debates for all those years.

Mike was diagnosed with lung cancer in 2010. With Kathy by his side, he fought it bravely - ultimately extending his life many years longer than his initial prognosis.

Calm, wise, and always kind and caring for all of us. He inspired us all to be our best selves. We love him and will miss him dearly.

Kathy and her family will be holding a celebration of Mike’s life in late February. If you are interested in attending, please inquire with us via direct message. We are eager to celebrate Mike’s impact with the people who knew and loved him.
