Redeveloping for the Middle Market: the Secret to Success
Sunday, November 5: 1:00pm – 2:00pm
This session features the Wesley Des Moines project, a 70-year-old senior living community in Washington state that imagined, planned, and began implementing a 10-year, $250 million dollar campus redevelopment to meet the needs of a younger, middle-income market. The project has transformed the campus with the addition of cottage homes, independent living apartments, a memory care wing with a variety of amenities, health services, and community spaces.
Wesley Phase One included 56 new cottage and brownstone housing units, while Phase Two constructed the New Gardens building. The Gardens is a 312,000 SF redevelopment project that includes 151 apartments and a 24,000 SF, three-story town center with a commercial kitchen, dining rooms, chapel, and other amenities geared towards independent senior living. Phase Three comprises adding new Catered Living, Memory Care and Care Center (SNF) wings along with additional resident amenity spaces such as a fitness center and multi-faceted swimming pool. WALSH plans to move on to Phase Four mid-2024.
Presenters will outline key steps in the redevelopment process, including the decision to add more independent living apartments to the campus while reducing skilled nursing care beds by half.
