The most obvious signs are visible water stains — yellowish or brownish discoloration on ceilings, walls, or around windows. These stains mean water has been or is currently present behind the surface. Don't make the mistake of just painting over a stain. Caulking and weatherproofing are your home's first defense against water intrusion, and in Florida, that defense takes a beating. The combination of intense sun, heavy rain, and humidity breaks down sealants faster here than in most other climates.

A good rule of thumb for St. Petersburg homeowners is to inspect your caulking once a year — ideally before hurricane season starts in June. Walk the exterior of your home and check every seam where different materials meet: around windows, door frames, where siding meets trim, at utility pe*******ons (pipes, wires, vents coming through walls), and along the roofline where flashing meets the wall.
