This kitchen in the Saline, MI. was greatly enriched with a more open design. The first order of business was to remove a wall which entailed adding a supporting beam in the attic to carry the load from the roof. Removing this wall created a view of the kitchen from the front entrance and living area. An L shaped half wall was constructed to divide the space while still allowing sight of the renovations from the other areas of the home. On this half wall we installed a bar top to match the counters, obscuring the prep area, and creating a sitting space for gathering. Sticking with the period of the home as not to modernize the look completely, the client chose a beautiful dark oak cabinet. Coupled with modern Giallo Ornamental granite for the countertops, and an updated tile on both the floor and backsplash, we added elegance to the space while considering the wishes of the client. Recessed can lights in the ceiling and under cabinet lighting to illuminate the counters lit up the space nicely. Dimmers were added to all lighting to set the mood. A built in pantry on the east wall, and cabinetry above the window accommodated the extra storage space needed for this growing family.

This project, in the Saline, Mi. area, suffered from the same issues many from this time period do. In the 1950’s and 60’s, folks wanted to have privacy in their kitchens. This meant that soffits were placed so that they obscured the view from the sitting area of the house. Walls were built for the same function, at times totally closing off the area. Today, we feel the need to include our guests in the cooking process, entertaining as we create the night’s meal. The first thing that had to be done was to remove the existing cabinetry. Then the dividing soffit between the living, dining room and kitchen was removed. The soffits over the remainder of the existing cabinets were left in place to restore a touch of the past. A walk in food storage closet was removed, and a more convenient set of pull out pantry units were set aside the refrigerator in its place, also under a matching soffit. The cabinets for this project have a full slab door, further adding to the retro feel of the space, and granite in the Cranbury finish atop them complimented the color very nicely. An elongated porcelain tile was used for the flooring in the kitchen, and a dark grout tied the floor together with the counters. Hand blown glass pendant lights used above the peninsula bar completed the aesthetics. A beautiful, modern, functional kitchen, with a major flair from the past!

This home is in the Saline, Michigan area. Our client, a Vietnam veteran, suffers from MS. We had previously moved the laundry from the basement to one of the ground floor bedrooms. This phase of work helped to insure the owners would be able to stay in their home, safely and comfortably. One of the major issues was two sunken floors at the main entryways, one at the garage entry, and the other in the front foyer. The stairway to the basement was also impacted by the raising of the garage entrance floor, and had to be extended and raised. Both doors were also elevated, and a wider, low stair was added at the main entry. The fireplace and hearth was a safety issue as well. We removed it entirely, sealed off the fireplace, and finished the wall and ceiling. A dividing wall was removed to open up the space between the kitchen and hallway, and laminate floors were installed throughout to create one level surface. We are proud to have completed this project for one of our local armed forces veterans. Thank you for your service Curt!

After the transformation

HSA transformed the basement in this home into a warm, comfortable living space. Located in Pittsfield Township in Washtenaw County, this is a new home with a growing family in need of the extra living area. One staircase wall was opened up in a creative way to allow the clients and their guests a view of the room as they descend the stairs. A bathroom was added, which required breaking up the concrete to reconfigure the underground plumbing. Ceramic tile was used for the bath floor, and we created a beautiful walk in shower, with a great tile schematic chosen by our client. We also added a bedroom and walk in closet, where an egress window had been installed in expectation of use as such. Storage is always something that has to be taken into consideration when finishing a basement, as that is the space most often used for it. We created two separate storage areas, one with a standard 36 inch door, and one with a five foot wide door for the larger items. The support columns were wrapped in wood, the edges softened for safety, and painted. Carpet was installed throughout the main area, stairs, and bedroom for comfort. This project added the perfect space for the homeowner and their family, increasing the living area by 1350 square feet.

The existing combination utility and laundry room was a very unpleasant space with exposed pipes, drains, framing and electrical, a room that was only entered when absolutely necessary. The Clients asked David Rhoads, owner of HSA Remodeling for help since he had worked with one of them many years previously.
Several designs were produced, reviewed and adjusted as necessary to work with the site conditions and the Clients wishes. The end result is a combination bathroom and laundry room with the laundry hidden behind a sliding obscure glass door. The bathroom portion contains a custom built tile shower with a frameless glass enclosure and a Diamond vanity from First Design Cabinetry to accommodate the Client’s granite counter.
The entire space is now well lighted with no exposed pipes or other unfinished surfaces. The Clients are very happy with their new space and now use it on a regular basis.

This Client has an elderly mother living with them who began to have difficulty traversing the stairs to her second floor bedroom. David Rhoads of HSA Remodeling in Saline was called in to help resolve that issue. The Client’s first thought was to install a stair lift device but that still didn’t resolve the small bathroom which she used, nor did it help to meet their desire for her to interact freely with other family members.
David’s walk through of the home revealed a first floor den with an adjacent powder room. While the den was large enough to serve as a bedroom, the powder room was inadequate for the mother’s needs. Fortunately, there was also a nearby closet and some hallway space that could be captured to enlarge the bathroom. This was accomplished by converting the double doors for the den to a single door and moving the entry to the bathroom from the hall to a private entry from the future bedroom.
A roll-in shower with a linear floor drain, a hand held shower and a fixed shower head was constructed in the former closet and hallway space. The shower is outfitted with the necessary assist bars and a recess for soaps, etc.. HSA Remodeling was also able to incorporate a linen closet and a large vanity to provide more than adequate storage. The cabinets are Diamond, Distinction, LaGrange maple in a white finish from First Design Cabinetry in Saline, Mi and are equipped with the quiet close doors and drawers.
As you can see from the after photos, the mother’s favorite color is blue but the family is far from blue with the new arrangement.

HSA and First Design Cabinetry completed a kitchen remodel in 2012 for this family and so they called on the same team to remodel their Master Bath in 2014.
The Master Bath had several deficiencies; a cramped toilet cubicle which made it difficult to reach the shower, dark cabinets and overall the bathroom was poorly designed and too small.
David Rhoads, the owner of both HSA remodeling and First Design Cabinetry was called upon to create a new design which would address all of the client’s concerns. David’s first reaction upon seeing the bathroom was that there was a large amount of space wasted by a hallway used to access the bathroom and a walk-in closet. He suggested moving the walk-in closet door to the end wall which eliminated the need for the hall and relocating the bathroom entry door to add 18 square feet to the bathroom.
This additional space was used to completely change the design to provide a brighter, easier to use, updated bathroom. The old vinyl shower stall was replaced with a larger neo-angle tiled shower enclosure with clear glass upper walls and door.
The dark vanity cabinets were replaced with Diamond cabinets from First Design Cabinetry in Montgomery maple with pearl finish. The laminate counter with drop in sinks was replaced with a cultured granite top with molded sinks and splashes.
The clients were well pleased with their new Master Bath and are looking forward to their next project in the near future.

This home in the Travis Pointe development located in Saline, Michigan was badly in need of updating to serve the needs of the new owners. They were referred to HSA Remodeling for our design services and to complete the construction and installation of the materials.
The current kitchen and mudroom entry from the garage were laid out in a way which isolated their activities from the rest of the home. The U shaped kitchen was too small for anyone preparing a meal while accommodating two active youngsters and required walking around one leg of the U to transfer dishes from the kitchen to the eating area.
The existing arrangement was photographed and several meetings were held with the Clients to fully explore their concerns with the existing kitchen and their desires for the new kitchen and the adjacent spaces. Floor plans and elevations were developed, reviewed and adjusted until everyone was pleased with the arrangement and its associated costs.
The cabinets which had been selected from First Design Cabinetry were ordered in advance to minimize the time required for construction. Permits were obtained and construction began by removing the existing kitchen and opening up two walls to integrate the kitchen into the eating area and the family room.
The floor was removed down to the joists to repair some defective sections and to allow for the plumbing and electrical lines to be installed for the new layout without damaging the ceiling of the finished basement.
New flooring, Croix Walnut, was installed and the finished project began to come together. The cabinets, Diamond Distinction Bailey, pearl finish from First Design Cabinetry were installed followed by Zodiaq Caraway counters. The backsplashes, as you can see in the photos were quite spectacular and are West Hampton Blend. The walls and ceiling were painted with one coat of primer and two coats of finish paint. Appliances and light fixtures were installed, the site cleaned and turned over to the Clients who are really pleased with the end result and have stated that more work will be requested from us next year.
