One of the most common roof leaks doesn't happen in the middle of the roof. It happens around plumbing vent pipes.

Every vent pipe passes through the roof, and the pipe boot is what creates the watertight seal around that opening.

🦏 Underlayment (noun, /UN-der-lay-ment/): a water-resistant barrier installed directly over roof decking before any shingles are applied.

It sits between your shingles and the wood, and most homeowners never think about it until something goes wrong.

On a recent San Antonio project, a homeowner called us to replace an aging roof. The previous owners had already replaced it once, but they didn't know what was happening underneath. When our team pulled off two layers of asphalt, we found several spots where the underlayment had rotted, and the decking was starting to go with it.

His words after we finished: "That was lucky we got it done when we did."

Here's why underlayment matters. It's the layer that keeps water off your decking. When it fails, the wood beneath starts to fail too. By the time you see a stain on your ceiling, the damage has been building for a long time.

That's why a full replacement is more than new shingles on top. It includes inspecting the decking, replacing what has rotted, and installing fresh underlayment that will do its job for decades.
