One of the first questions to answer before designing or renovating a home is how much space you actually need.

The answer has less to do with square footage and more to do with how you live.

A few factors to consider:
What spaces you use now
Your stage of life
Storage and closet needs
Resale value
Lot size and proportion
How trends will age over time
Personal preferences and habits
Space versus quality

The right home size is about function, proportion, and long-term comfort, not excess.

The theory behind this bathroom renovation: classic updates that do not cost a fortune and work with the things that I could not change.

A few lessons from this project:
- Always take the shower tile to the ceiling.
- Add shampoo niches and hide them where you can.
- If you plan to use a bathtub primarily for bathing children, shower curtains are your best option.
- Raised horizontal windows keep light and privacy in a shower.

The best renovations are not always about changing everything. Sometimes it is about knowing what is worth updating and keeping.

When I first walked through this client’s house, I noticed a bunch of mugs stuffed into a corner of the kitchen. The client explained that she loves collecting Starbucks mugs.

This couple travels extensively and seeks out these mugs wherever they can find them. My philosophy is simple: if you love it, show it off.

I asked the client to count her mugs, measured them, and designed this custom shelving unit to display them. Make what you love front and center.

When they were moving back in after the renovation, do you know the first thing the husband unpacked? Not the kitchen, the bathroom, or the office. Yes, it was the mugs.

If you're looking for a way to display your treasures so that you can look at them and smile, let's chat! https://www.theteshproject.com/contact/

Your dream home should be functional, proportional, beautiful, and thoughtfully designed. But great design is only part of the process. At some point, the plans have to become reality and that is where ex*****on matters most.

What is the point of a beautifully designed home if the construction is poorly done? The best projects happen when design and construction work together seamlessly, with every detail carried out correctly from paper to real life. That is where the difference is made.

If you are planning a new build, it helps to have someone making sure the vision is protected throughout construction from start to finish.

Whether it’s your laundry room, where you drink your morning coffee or just a hallway, every space in your home should feel like home.

Even rooms with a specific purpose should feel connected to the rest of the house and support how you live day to day.

When every room is thoughtfully designed, the entire home feels more balanced and comfortable.

This project is a great reminder that good design isn’t just about aesthetics, it’s about function.

While the space was visually elevated, the real transformation came from rethinking how it was used. Originally, there was no clear definition between the foyer and family room. Adding this simple 6’ wall created an instant focal point, brought structure to the layout, and made the space feel more comfortable and intentional.

Not every renovation is about removing walls. Sometimes, the smartest solution is adding one.

I get it—construction is complicated and can get messy and contracts are important. We live in a litigious world. That’s reality. But that does not mean you should rely on those contracts when building your house. The hope is that everything goes smoothly, that everyone plays together nicely, that the house is built within the timeline, budget and style you anticpated and that your vision is translated into reality without major headaches.

Make space for what actually matters.

Because the goal isn’t “everyone in their own room on their own screen.”
It’s shared spaces. Homework at the same table. Movie nights. Games. A spot to hang out that feels better than being alone.

No, there’s no secret sauce to raising teens…
but a space they actually want to be in together? That helps.

It was a pleasure judging this semester’s student design competition. Kristin Lee, an Interior Design professor at - University of Texas at San Antonio, invited me to be a juror at the final presentations of the third-year students' projects.

Students were challenged to transform the historic Book Building into a mixed-use concept featuring chef-inspired residences paired with a restaurant space below. Even with shared project parameters, every team delivered a completely different and creative solution.

Experiences like this are a strong reminder that constraints often lead to the most innovative ideas—and that there is never only one successful approach to design.
