The TESH Project Thoughtful. Efficient. Simple. Happy.

Your dream home should be functional, proportional, beautiful, and thoughtfully designed. But great design is only part of the process. At some point, the plans have to become reality and that is where ex*****on matters most.

What is the point of a beautifully designed home if the construction is poorly done? The best projects happen when design and construction work together seamlessly, with every detail carried out correctly from paper to real life. That is where the difference is made.

If you are planning a new build, it helps to have someone making sure the vision is protected throughout construction from start to finish.

Whether it’s your laundry room, where you drink your morning coffee or just a hallway, every space in your home should feel like home.

Even rooms with a specific purpose should feel connected to the rest of the house and support how you live day to day.

When every room is thoughtfully designed, the entire home feels more balanced and comfortable.

This project is a great reminder that good design isn’t just about aesthetics, it’s about function.

While the space was visually elevated, the real transformation came from rethinking how it was used. Originally, there was no clear definition between the foyer and family room. Adding this simple 6’ wall created an instant focal point, brought structure to the layout, and made the space feel more comfortable and intentional.

Not every renovation is about removing walls. Sometimes, the smartest solution is adding one.

I get it—construction is complicated and can get messy and contracts are important. We live in a litigious world. That’s reality. But that does not mean you should rely on those contracts when building your house. The hope is that everything goes smoothly, that everyone plays together nicely, that the house is built within the timeline, budget and style you anticpated and that your vision is translated into reality without major headaches.

Make space for what actually matters.

Because the goal isn’t “everyone in their own room on their own screen.”
It’s shared spaces. Homework at the same table. Movie nights. Games. A spot to hang out that feels better than being alone.

No, there’s no secret sauce to raising teens…
but a space they actually want to be in together? That helps.

It was a pleasure judging this semester’s student design competition. Kristin Lee, an Interior Design professor at - University of Texas at San Antonio, invited me to be a juror at the final presentations of the third-year students' projects.

Students were challenged to transform the historic Book Building into a mixed-use concept featuring chef-inspired residences paired with a restaurant space below. Even with shared project parameters, every team delivered a completely different and creative solution.

Experiences like this are a strong reminder that constraints often lead to the most innovative ideas—and that there is never only one successful approach to design.

Las Vegas has a lot going on but if you can look past the flash for a moment, there’s something deeply impressive underneath it all.

The creativity. The scale. The obsession with detail. The engineering. The maintenance.

As someone who builds homes for a living, I’m usually focused on the small, precise details. So seeing something at this magnitude is genuinely awe-inspiring.

Take The Bellagio, for example, the lobby ceiling alone is covered in Chihuly glass flowers, suspended overhead like it weighs nothing. The courtyard? A full-scale seasonal display so detailed and maintained it’s hard to even comprehend the effort behind it.

Or the unexpected moments like Daniel Arsham’s work placing classical sculpture beside modern anime, or a 8-foot “Gentle Monster” installation created for an eyewear store.

We saw The Eagles at The Sphere, which is the world's largest spherical structure with a wraparound LED screen, vibrating seats, and 4D effects for a fully immersive experience. The venue is technological genius and everyone singing “Hotel California” in unison…Magical!

All of it starts as an idea. A blank space. Then someone designs it, builds it, and maintains it at an almost unimaginable level.

Say what you want about Vegas but it’s also a masterclass in vision brought to life.

Why would you want two tables in a dining room? Well, they make your dining room more usable!

1) Great for small gatherings. You might not sit down at a table for 12 for a small birthday celebration but you might gravitate to your dining room if y’all could be a bit more cozy at a table for 5. And the family-only celebration feels a bit more festive.

2) Conversation at a long rectangular table can be difficult. The people at either end are kind of on their own conversational island. With two round tables, everyone sits closer, which helps keep the conversation inclusive and flowing.

3) And this may be the most important: Democrats and Republicans! Separate your family members who watch Fox and MSNBC and make gatherings less….contentious! (Yes, I have had family members walk out of Thanksgiving dinner because of political disagreements.)

Your rug defines your room and the difference is everything.
Check out these before & after transformations to see how the right rug can pull a space together, adding warmth, balance, and intention.
Even if you want to keep everything else the same - like your grandmother's dining table and chairs - the rug can take it from frumpy to elegant.

A well-chosen rug doesn’t just fill the floor, it connects the entire room through color, scale, and style.
